Marketing Manager
Southeast-based role reporting to the Director of Marketing. Exempt position.
About the role
The Marketing Manager leads strategic marketing initiatives across an assigned portfolio and the broader organization. This role drives property-level marketing performance through strategy development, data analysis, expense control, digital presence, and collaboration with on-site teams and senior leadership. The Marketing Manager serves as a critical liaison between marketing, regional operations, and ownership groups, contributing to both the innovation and execution of marketing campaigns across assets.
Organizational Responsibilities
- Lead the development and execution of marketing strategies that align with the customer journey, using data and insights to enhance marketing impact across the portfolio.
- Drive performance by connecting property-level tactics to overarching journey metrics such as lead conversion, engagement, and retention.
- Identify and understand resident, prospect, and operational pain points, and continuously pilot innovative marketing approaches across people, process, and technology to solve them.
- Leverage emerging digital tools and channels to stay ahead of industry trends.
- Collaborate closely with on-site teams, senior leadership, ownership groups, and cross-functional partners to understand needs, elevate the resident experience, and drive strategic alignment between marketing and operations.
- Create and manage clear timelines for marketing initiatives, including new property launches, rebranding efforts, and regional campaigns, ensuring key deliverables align with business goals and rollout milestones.
- Champion change across regional teams by introducing and embedding new marketing tools, strategies, and best practices through influence, training, and communication frameworks.
- Represent the company in industry events, local organizations, and community-focused activities to promote company visibility and personal development.
Responsibilities
- Partner with Regional Directors and on-site teams to support day-to-day marketing operations, provide strategic guidance, and ensure consistent brand execution across all properties.
- Lead the review of marketing performance metrics and reporting for ownership packages, utilizing data to evaluate lead generation sources, digital performance, leasing conversion, and ROI, delivering actionable insights to internal stakeholders.
- Support the development and management of marketing budgets in coordination with site teams and accounting, monitoring expenses to ensure resources are allocated effectively without exceeding budget thresholds.
- Provide training, mentorship, and support to Community Directors and on-site teams to ensure confident execution of marketing strategies, promoting data literacy and informed decision-making.
- Continuously assess and refine marketing processes and practices to increase efficiency and effectiveness, identifying areas for standardization and scalability across regions.
- Facilitate ongoing training focused on marketing technologies, resident engagement, and campaign execution, collaborating with internal departments to identify gaps and equip staff with necessary tools and knowledge.
- Drive the successful implementation of new marketing technologies, platforms, and campaigns, monitoring current initiatives through business intelligence tools and providing feedback to enhance performance.
- Support marketing efforts during new property onboarding, acquisitions, or transitions, ensuring consistent implementation of marketing standards and integration of company policies for incoming teams.
- Partner with management to build and review annual marketing budgets, contributing to the creation of marketing-related budget templates and participating in workshops to support property-level planning and alignment with company goals.
Requirements
- College degree preferred.
- Progressive employment history demonstrating increasing accountability and responsibility in property management and residential multi-housing business principles.
- Demonstrated knowledge and skills in executing sales, customer service, revenue/expense management, and financial business plans.
- Ability to read, write, and communicate effectively to comprehend and complete business plans, financial documents, and legal documents.
- Ability to motivate and lead teams, and communicate property strategies and performance with clients and property owners.
- Mathematical skills to perform calculations involving numbers, decimals, fractions, percentages, and financial records.
- Senior-level experience and skills in leading and managing others, including interviewing, onboarding, directing, evaluating performance, and making effective talent management decisions.
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form, and deal with problems involving several concrete variables in standardized situations.
- Proficiency in Internet, word processing, spreadsheet, and database management programs to complete required reports and employment documents.
- Proficient in using property management software.
- Industry certifications preferred.
Schedule
This position is scheduled for 40 hours in a regular work week, typically from 8:30 am to 5:30 pm Monday through Friday. Must be available to work additional hours, including weekends or after hours, as needed. Onsite work and travel for business purposes are required.
Physical Demands

- Intermittently required to sit.
- Must be able to physically access all exterior and interior parts of properties and amenities within the assigned portfolio and markets.
- Must be able to push, pull, lift, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.
- Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
- Must be able to view computer screens, cell phones, and other electronic equipment for extended periods, which may result in visual strain.
