Responsibilities
- Aid in establishing positive relationships with the owner by being proactive and responsive to their needs and requests.
- Collaborate with senior management to understand and align with the client's goals and objectives for real estate asset performance.
- Develop and implement recommendations to position the property for optimal value according to the owner's objectives.
- Create and update services to exceed client expectations and continuously educate on-site personnel.
- Create and implement staffing plans and job descriptions as needed, promoting ongoing professional development.
- Prepare and present the annual operating budget and monthly financial reports, ensuring accuracy and timeliness.
- Review and approve lease reconciliations and estimates annually.
- Set and monitor performance goals for on-site staff, making recommendations for promotions and compensation.
- Plan and execute projects, ensuring compliance with standards and meeting customer requirements within budget and schedule.
- Review and approve lease abstracts and final documents, maintaining final approval authority in some cases.
- Assess and select vendors for service contracts, negotiate agreements, and oversee vendor performance.
- Monitor and approve payables and receivables, reviewing accounting outputs as necessary.
- Perform weekly site visits to review policies, personnel performance, and approve invoices.
- Conduct quarterly inspections of all properties within the portfolio.
- Engage in short- and long-range planning for assigned properties, ensuring compliance with safety regulations.
- Maintain a positive public image while performing daily tasks.
- Contribute to proposal efforts and develop service programs for clients and tenants.
Qualifications
- Bachelor’s degree in business or a related field.
- RPA and CCIM or CPM certification required.
- Minimum of 8 years’ experience in property operations.
- Knowledge in leasing, construction management, and business operations.
- Experience managing a portfolio of three or more projects with direct reports.
- A valid real estate license in relevant states.
