Manager, Property

Responsibilities

• Aid in establishing positive relationships with the owner by being proactive and responsive to their needs and requests.
• Collaborate with senior management to understand and align with the client's goals and objectives for real estate asset performance.
• Develop and implement recommendations to position the property for optimal value according to the owner's objectives.
• Create and update services to exceed client expectations, and develop staffing plans and job descriptions as needed.
• Prepare and present the annual operating budget and monthly financial reports, and oversee annual lease reconciliations and estimates.
• Set and monitor goals for on-site staff to meet set objectives, prepare employee evaluations, and make promotion and compensation recommendations.
• Develop a resource plan for project delivery, ensuring compliance with standards in service agreements, and oversee vendor performance.
• Review and approve lease abstracts and payables/receivables, and supervise accounting output.
• Conduct weekly site visits to review policies, personnel performance, and approve invoices, and perform quarterly inspections of all properties.
• Engage in short- and long-range planning for assigned properties, and ensure adherence to fire, life safety, and other safety protocols.
• Maintain a positive image in all interactions, both internally and externally.
• Contribute to proposal efforts and develop service programs for clients and tenants, and assist in leasing objectives through market surveys, pricing recommendations, and broker rapport.

Qualifications

• Bachelor’s degree in business or related field.
• RPA and CCIM or CPM certification required.
• Minimum of 8 years’ experience in property operations.
• Knowledge in all aspects of business, including leasing and construction management.
• Experience managing a portfolio of three or more projects with direct reports.
• A valid real estate license in states where work is performed.
