Responsible for the development and implementation of policies, procedures, and programs that ensure a well-managed, well-maintained building. The role emphasizes positive response to tenant concerns and needs, environmental health and safety, and quality programs, aligned with the owner’s goals and objectives.

Responsibilities
- Assist in solidifying a positive relationship with the owner by being proactive and responsive to their needs and requests.
- Support senior management in understanding and working with the client to determine goals and objectives for real estate asset performance.
- Assist the Vice President and Portfolio Manager in developing and implementing recommendations to position the property for maximum value consistent with the owner’s objectives.
- Prepare and report information in a timely manner to designated staff as required by Newmark and property owners.
- Create and develop upgrades to services to exceed client expectations.
- Develop and implement staffing plans and job descriptions for assigned sites, promoting continuous education for on-site personnel.
- Oversee the preparation, presentation, and content of the annual operating budget and monthly financial reporting package.
- Responsible for the final review and approval of all annual lease reconciliations and estimates.
- Establish goals and objectives for on-site staff performance, conduct employee evaluations, and make promotion and compensation recommendations.
- Develop a resource plan with accountability for delivering completed projects within budget and schedule while meeting customer requirements.
- Prepare lease abstracts and, in some cases, approve all lease abstracts and final document output.
- Review specifications for service contracts, select and award contract services, negotiate vendor agreements, and monitor vendor performance.
- Review and approve payables and receivables prepared at the site level.
- Review and supervise all accounting output prepared by the accounting department as required by the property.
- Conduct weekly site visits to review policies, procedures, personnel performance, and approve invoices requiring signature.
- Perform quarterly inspections of all properties within the portfolio.
- Responsible for short- and long-range planning for all assigned properties.
- Ensure compliance with fire, life safety, and other safety programs in accordance with the Environmental Health and Safety Act.
- Maintain a positive image in daily work both internally and externally.
- Provide input to proposal efforts with senior management.
- Work with management to develop and implement outstanding service programs for clients and tenants.
- Collaborate with management to ensure the property succeeds as a profit center or expense control for ownership.
- Conduct market surveys, recommend pricing, develop marketing programs, and establish broker rapport to support leasing objectives as required.
Requirements
- Bachelor’s degree in business or a related field.
- RPA and CCIM or CPM certification required.
- Minimum of 8 years’ experience in property operations.
- Knowledge in all aspects of business, including leasing and construction management.
- Experience managing a portfolio of three or more projects with direct reports.
- A valid real estate license is required in states where work is performed.
