About the role

The Maintenance Technician reports to the Community Manager and works as part of a team to maintain the property in optimal condition while ensuring resident service requests are completed promptly.

Responsibilities

  • Perform minor property maintenance and repairs, including plastering, painting, plumbing (unclogging toilets and drains), carpentry, mechanical, and electrical work. Tasks may require pushing, pulling, reaching overhead, crawling around equipment, and lifting heavy materials (e.g., drywall, paint containers, lumber, tools).
  • Observe and practice safety procedures, including wearing safety gear, using proper signage for unsafe areas, and never leaving equipment or tools unattended.
  • Prioritize, schedule, and complete resident service requests for unit repairs, general maintenance, and janitorial duties according to Abode Communities standards.
  • Prepare properties for regulatory agency inspections.
  • Coordinate and monitor vendor or contractor progress.
  • Conduct daily property inspections and report needed repairs to the Community Manager.
  • Troubleshoot and diagnose equipment malfunctions; arrange repairs with vendors or contractors as needed.
  • Perform preventative maintenance on building equipment and maintain inspection logs.
  • Maintain inventory of maintenance supplies and order as needed.
  • Complete daily paperwork, including preventative maintenance schedules, work orders, inventory reports, and daily logs.
  • Assist in preparing supply orders.
  • Respond to after-hours and weekend maintenance emergencies, including at other assigned properties.
  • Assist with janitorial duties to support property upkeep.
  • Participate in special projects as designated by the Regional Supervisor or manager.

Requirements

  • Minimum of three (3) years of general maintenance experience (plastering, painting, basic plumbing, carpentry).
  • Ability to read, write, and speak English.
  • Strong communication skills, including working effectively with diverse cultures and backgrounds.
  • Basic computer skills.
  • Valid California driver’s license and access to an insured vehicle.
  • Ability to take direction from management and work collaboratively as part of a team.
  • Professional demeanor when interacting with vendors, residents, and coworkers.
