About the Role
This position performs technical and mechanical work ensuring the physical aspects of buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and functionality.
Responsibilities
- Completes assigned work orders from resident requests and performs preventative maintenance by diagnosing issues and making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Manages the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Tracks and manages maintenance inventory, ensuring proper use and reordering of supplies, tools, and equipment.
- Documents and tracks service requests accurately and timely.
- Maintains grounds, common areas, and amenities by picking up trash, pressure-washing, general cleaning, and painting as needed.
- Supports cost-cutting initiatives by repairing rather than replacing parts and minimizing waste of materials and supplies.
- Complies with Greystar’s safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting accidents or incidents.
- May inspect work performed by contractors, vendors, and service providers to ensure quality and adherence to specifications.
- Assists in conducting routine and periodic property inspections to identify safety concerns and communicate physical needs to management.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods, and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Must work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- May require rare or regular travel to assist other properties, attend training, or business meetings.
- Must be available for a flexible work schedule, including on-call duties during evenings, weekends, and holidays.
Requirements
- EPA certifications Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
- All certifications required by state and local jurisdictions (for all Service Technicians).
- Valid driver’s license to operate a golf cart on property, if applicable.
Pay
The hourly range for this role is $23.00 - $26.00. Many factors determine pay within this range, including business requirements, prior experience, current skills, and geographical location.
