Key Responsibilities
- Perform highly complex troubleshooting, diagnostics, and repairs on facility and production equipment.
- Execute and delegate preventive and predictive maintenance (PM) routines to minimize unexpected downtime.
- Respond rapidly to emergency equipment breakdowns, maintenance issues, and coordinate the corrective actions, prioritizing safety and immediate resolution.
- Conduct regular facility inspections and address repair needs in a timely manner.
Leadership & Team Development
- Manage daily task assignments, delegate work orders, and supervise shift operations in the absence of the Maintenance Director.
- Provide on-the-job coaching, training, and technical support to junior maintenance technician(s).
Safety & Compliance
- Enforce strict compliance with OSHA, fire safety, environmental and other local health and safety regulations.
- Ensure proper use of Lockout/Tagout procedures and maintain a hazard-free work environment.
Managerial Growth Path (Transition Duties)
- Shadow the manager in reviewing department reporting, sourcing vendor bids, tenant relationships, processing purchase orders.
- Learn to prepare and manage maintenance budgets, track expenses, and control costs.
- Maintain accurate records, work orders, and asset documentation.
- Absorb responsibility for managing equipment inventory and ensuring required maintenance consumables are always in stock.
- Lead daily shift duties, participate in weekly safety meetings, and continuous improvement initiatives.
- Develop, implement, and track equipment reliability metrics using CMMS (training provided).
- Collaborate with leadership on facility planning, upgrades, renovations, and space utilization.
- Support sustainability initiatives and facility efficiency efforts.
Requirements
- Experience: 4+ years of maintenance experience in an industrial or commercial setting. At least 1 year of informal or formal team leadership experience is highly preferred.
- Education: High school diploma or GED required. A 2-year technical degree or certifications (e.g., HVAC EPA Universal, Certified Maintenance & Reliability Professional - CMRP) are highly preferred.
- Technical Knowledge: Strong working knowledge of mechanical, electrical, hydraulic, pneumatic, and plumbing systems.
- Software: Computer proficiency preferred. Ability to read blueprints, technical manuals, and schematics.
- Problem solving and decision making ability. Strong organizational and time management skills. Excellent communication and customer service skills.
- Physical Requirements: Ability to walk, stand, climb ladders, and lift up to 50 pounds as needed. Ability to respond to emergency maintenance situations, including after hours if required.
