Maintenance I/ Janitor

About the Role

This position is primarily responsible for assisting the Property Manager and/or the Maintenance Supervisor/III in maintaining the physical integrity of the community at all times. This involves ensuring a safe and secure living environment for residents, visitors, and staff. The role also supports anticipating, identifying, and correcting property issues and implementing preventive procedures.

Responsibilities

  • Conducts all business in accordance with company policies and procedures, state and federal laws (e.g., OSHA, ADA, Fair Housing).
  • Documents resolutions to all work orders and provides information for work order status reports, capital improvements, and major repairs.
  • Performs maintenance and repair tasks, ensuring make-ready repairs and services are completed correctly and on schedule.
  • Assists in troubleshooting maintenance problems and recommends corrective actions.
  • Supports the collection of bids and procurement of outside services/vendors for contract or repair work.
  • Remains available for work orders, routine, preventative, and deferred maintenance tasks.
  • Assists in keeping grounds neat and free of litter, including raking, sweeping, and shoveling as needed.
  • Monitors and immediately reports unsafe conditions (e.g., broken gates, steps, lighting, or hazards).
  • Maintains accurate records of preventive maintenance, work orders, expenditures, apartment make-ready status, and work-in-progress.
  • Schedules and performs minor and routine maintenance on equipment, inspects tools, and manages inventory of spare parts and materials.
  • Identifies safety hazards (e.g., LBP, asbestos, radon, hazardous spills) and reports them to management immediately.
  • Maintains a "safety first" attitude, ensures proper use of safety equipment, and performs work area clean-up.
  • Must be punctual and meet attendance standards, including work deadlines and scheduled breaks.

Qualifications

  • High school diploma or GED; or one to three years of related experience/training; or equivalent combination of education and experience.
  • Ability to read, comprehend, and write simple instructions, correspondence, and memos.
  • Ability to effectively communicate in one-on-one and small group settings with residents, vendors, and staff.
  • Some trade school certificate(s) in HVAC, electrical, and plumbing.
  • Valid state driver’s license and automobile insurance coverage.
  • 0-2 years’ experience in general property maintenance for multi-unit residential complexes.
  • Ability to work under pressure, meet deadlines, and handle resident concerns/complaints professionally.
  • Must work well in a fast-paced, customer service-oriented, and team-based environment.
  • Frequent use of personal transportation for picking up parts/supplies; may require on-call availability for emergencies or weekends.

Tools & Equipment

Must be knowledgeable and skilled in the safe use and maintenance of:

  • Hand Tools: Wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers.
  • Power Tools: Wrenches, grinders, sanders, drills, saws.
  • User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, ladders.
  • Mechanical Equipment: Motors, pumps, compressors, blowers, augers.
  • Measuring Devices: Calipers, voltmeters, ohmmeters, testing meters, gauges.

Physical Demands

  • Regularly required to stand, walk, use hands, reach, climb, balance, stoop, kneel, crouch, or crawl.
  • Occasionally required to sit.
  • Must regularly lift/move up to 25 pounds, frequently up to 50 pounds, and occasionally up to 100 pounds.

Work Environment

  • Frequently exposed to outside weather conditions.
  • Occasionally exposed to fumes, airborne particles, and moderate noise levels.
  • Must adapt to changes in work procedures with minimal notice.
  • Responsible for reporting unsafe conditions to management before the end of each shift.
