About the Role

This position is primarily responsible for assisting the Property Manager and/or the Maintenance Supervisor/III in maintaining the physical integrity of the community at all times. This involves ensuring a safe and secure living environment for residents, visitors, and staff. The role also supports the Property Manager and/or Maintenance Supervisor/III in anticipating, identifying, and correcting property-related issues while helping implement preventive procedures.

Responsibilities

  • Conducts all business in accordance with company policies and procedures, state, and federal laws (e.g., OSHA, ADA, Fair Housing).
  • Documents resolutions to all work orders and ensures make-ready repairs and services are completed correctly and on schedule.
  • Performs maintenance and repair tasks, including routine, preventative, and deferred maintenance.
  • Assists in troubleshooting maintenance problems and recommends corrective actions.
  • Assists in collecting bids and procuring outside services/vendors for contract or repair work.
  • Provides information for work order status reports, capital improvements, and major repairs documentation.
  • Maintains grounds by raking, sweeping, shoveling, and removing litter as needed.
  • Monitors and immediately reports unsafe conditions (e.g., broken gates, steps, exterior lights, hazards).
  • Maintains accurate records of preventive maintenance, work orders, expenditures, apartment make-ready status, and work-in-progress.
  • Schedules and performs minor and routine maintenance on equipment, inspects tools, and reports inventory status of spare parts and materials.
  • Identifies safety hazards (e.g., LBP, asbestos, radon, hazardous spills) and notifies management immediately.
  • Maintains a "safety first" attitude, ensures proper use of safety equipment, and performs work area clean-up.
  • Must be punctual and meet attendance standards, including work deadlines and scheduled breaks.

Requirements

  • High school diploma or GED; or 1–3 years of related experience/training; or equivalent combination of education and experience.
  • Ability to read, comprehend, and write simple instructions, correspondence, and memos.
  • Ability to present information effectively in one-on-one and small group settings.
  • Some trade school certificate(s) in HVAC, electrical, and plumbing.
  • Valid state driver’s license and automobile insurance coverage.
  • 0–2 years of experience in general property maintenance for multi-unit residential complexes.
  • Ability to work under pressure, meet deadlines, and handle resident concerns/complaints professionally.
  • Must work well in a fast-paced, customer service-oriented, and team-based environment.
  • Frequent use of personal transportation to pick up parts/supplies; may require on-call availability for emergencies, weekends, or rotating shifts.
  • Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
  • Capable of adapting to changes in work processes with minimal notice.

Physical Demands

  • Regularly required to stand, walk, use hands, reach with arms, climb, balance, stoop, kneel, crouch, or crawl.
  • Occasionally required to sit.
  • Must regularly lift/move up to 25 pounds, frequently lift/move up to 50 pounds, and occasionally lift/move up to 100 pounds.

Work Environment

  • Frequently exposed to outside weather conditions.
  • Occasionally exposed to fumes, airborne particles, and moderate noise levels.
