About the Role

This position is primarily responsible for assisting the Property Manager and/or the Maintenance Supervisor/III in maintaining the physical integrity of the community at all times. This involves ensuring a safe and secure living environment for residents, visitors, and staff. The role also supports anticipating, identifying, and correcting property issues and implementing preventive procedures.

Responsibilities

  • Conducts all business in accordance with company policies and procedures, state and federal laws (e.g., OSHA, ADA, Fair Housing).
  • Documents resolutions to all work orders and provides information for work order status reports, capital improvements, and major repairs.
  • Performs maintenance and repair tasks, ensuring make-ready repairs and services are completed correctly and on schedule.
  • Assists in troubleshooting maintenance problems and recommends corrections.
  • Assists in collecting bids and procuring outside services or vendors for contract or repair work.
  • Remains available to perform work orders, routine, preventative, and deferred maintenance tasks.
  • Keeps grounds neat and free of litter; performs tasks such as raking, sweeping, and shoveling as needed.
  • Monitors and reports unsafe conditions (e.g., broken gates, steps, exterior lights, or hazards).
  • Maintains accurate records of preventive maintenance, work orders, expenditures, apartment make-ready status, and work-in-progress.
  • Assists in scheduling and performing minor and routine maintenance on equipment.
  • Inspects and maintains tools, informs management of spare parts and maintenance material inventory status.
  • Identifies and reports safety hazards, including lead-based paint (LBP), asbestos, radon, hazardous spills, and workplace safety issues.
  • Maintains a "safety first" attitude and ensures consistent use of safety equipment.
  • Performs work area clean-up and safety-related duties.
  • Must be punctual and meet attendance standards, including work deadlines and scheduled breaks.

Qualifications

  • High school diploma or GED; or one to three years of related experience and/or training; or equivalent combination of education and experience.
  • Some trade school certificate(s) in HVAC, electrical, and plumbing.
  • Valid and appropriate state driver’s license and automobile insurance coverage.
  • 0-2 years’ experience in general property maintenance tasks related to multi-unit residential complexes.
  • Ability to read, comprehend, and write simple instructions, correspondence, and memos.
  • Ability to effectively communicate with residents, vendors, and staff to handle concerns, complaints, and issues.
  • Must be able to work in a fast-paced, customer service-oriented environment and exercise problem-solving skills.

    • User-moved aids (e.g., wheelbarrows, dollies, ladders).
    • Mechanical equipment (e.g., motors, pumps, compressors).
    • Measuring devices (e.g., voltmeters, gauges, testing meters).
  • Adaptability to changes in work processes with minimal notice.

Physical Demands

  • Regularly required to stand, walk, use hands, reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl.
  • Occasionally required to sit.
  • Must regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 100 pounds.

Work Environment

  • Frequently exposed to outside weather conditions.
  • Occasionally exposed to fumes or airborne particles.
  • Moderate noise level in the work environment.
  • May require "on-call" availability for weekends, emergencies, or rotating shifts.
  • Frequent use of personal transportation to pick up replacement parts and supplies.
