About the Role

A 12-month maintenance employee ensures Tennessee public high school facilities remain safe, clean, and operational year-round by performing comprehensive indoor repairs, extensive outdoor groundskeeping, heavy lifting, and emergency inclement weather monitoring and repair. This position requires adaptability to seasonal shifts, moving between indoor climate-controlled repairs and outdoor field maintenance, and serves as a critical first responder for facility emergencies and severe weather disruptions.

Responsibilities

• Plumbing Maintenance
  • Install, rebuild, and repair faucets, sinks, drinking fountains, and commercial flushometer valves (e.g., Sloan valves).
  • Run commercial drain augers to clear main line clogs, backed-up toilets, and grease traps.
  • Measure, cut, thread iron pipes, and make sweat joints on copper piping for minor system modifications.
• Electrical Support
  • Test circuitry, breakers, and switches using multimeters and diagnostic tools safely.
  • Upgrade interior ballasts, replace outdated wall sockets, and swap out faulty light fixtures.
  • Assist in the basic maintenance of field scoreboard electronics and exterior campus security lighting.
• HVAC Operations
  • Conduct seasonal changes of air filters, clean evaporator coils, and inspect fan belts.
  • Monitor digital thermostats, check airflow consistency, and diagnose minor operational faults before escalating to certified contractors.
• Roofing & Building Envelope
  • Locate structural entry points for moisture following heavy Tennessee rainstorms or snow accumulation.
  • Apply commercial roofing tar, seal flashing around HVAC curb vents, and replace damaged roof tiles or shingles.
  • Clear roof drains, scuppers, and downspouts to prevent ice damming and water pooling.
• Commercial Power Washing
  • Operate high-psi industrial pressure washers to remove gum, stains, and debris from concrete walkways, entryways, and bleachers.
  • Power wash stadium facilities, dugout benches, and exterior cafeteria loading docks to maintain hygiene standards.
• Indoor Maintenance
  • Fix broken classroom furniture, repair doors, replace window panes, and patch drywall holes.
  • Perform basic troubleshooting on HVAC systems, replace air filters, and clear minor plumbing clogs in restrooms.
  • Replace burnt-out lightbulbs, upgrade ballast units, and secure loose electrical faceplates safely.
  • Prepare gymnasiums, auditoriums, and cafeterias for assemblies, athletic events, and board meetings.
• Outdoor Groundskeeping
  • Mow, edge, and weed-eat expansive high school lawns, courtyards, and perimeter fencing lines.
  • Line, paint, and groom baseball, softball, and football fields according to Tennessee Secondary School Athletic Association (TSSAA) standards.
  • Clear trash, fallen branches, and leaves from walkways, parking lots, and drainage ditches.
  • Safely operate commercial zero-turn mowers, tractors, leaf blowers, weed trimmers, and pressure washers.
• Inclement Weather Monitoring & Emergency Response
  • Monitor campus grounds proactively during high-wind storms, heavy rainfall, or freezing temperatures.
  • Treat walkways, bus loops, and entryways with salt or brine ahead of predicted winter weather events.
  • Shovel snow, operate snowblowers, and clear ice accumulation to ensure safe passage for school buses and pedestrians.
  • Respond rapidly to facility alarms, burst pipes, fallen trees, or storm damage outside of normal school hours.

Physical Requirements

• Ability to consistently lift, carry, push, or pull objects weighing up to 50 to 75 pounds (such as salt bags, desks, and motors).
• Frequent bending, kneeling, crawling, climbing ladders, and standing for consecutive hours.
• Ability to work comfortably in extreme heat during Tennessee summers and sub-freezing temperatures during winters.

Requirements

• High School Diploma or GED equivalent.
• Minimum of 1–2 years in commercial maintenance, construction, landscaping, or a related trade field.
• Valid Tennessee Driver's License with a clean driving record to operate school-owned utility vehicles.
