About the Role

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Property Details: Wellen, a 325-unit mid-rise community located in Charlotte, NC, currently in a stabilized stage.

Responsibilities

  • Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, criminal background checks, preparing leases, and ensuring smooth move-ins.
  • Inspect apartments prior to move-in to ensure they are in move-in ready condition and coordinate with the maintenance team to address any outstanding items.
  • Stay informed about current market and competitor conditions to develop and implement short- and long-term marketing plans and goals to sustain occupancy.
  • Design and execute marketing activities to drive traffic, including resident referral programs, employer outreach, internet marketing (Craigslist, Facebook, email, etc.), and community-specific marketing plans.
  • Use on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record leasing activities, manage resident and prospect data, and capture demographic information.
  • Ensure the community and show units meet company standards by inspecting the marketing corridor and leasing tour, communicating maintenance needs, and merchandising show units and amenities.
  • Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts to finalize leasing and renewal decisions.
  • Execute lease renewal programs by preparing renewal letters and packages, meeting with residents, and ensuring timely signing of renewal documents.
  • Respond promptly and courteously to resident and client concerns, taking action to resolve problems or document requests for appropriate follow-up.

Requirements

  • Must possess all licenses and certifications required by state and local jurisdictions.
  • Valid driver’s license to operate a golf cart on property.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods and perform tasks requiring bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas.
  • Must be able to work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
  • May require rare or regular travel to assist other properties, attend training, or participate in business meetings.
  • Must be able to work a flexible schedule, including evenings, weekends, holidays, and on-call shifts.

Pay

The hourly range for this position is $18.00 - $20.00. Many factors, including business requirements, prior experience, current skills, and geographical location, go into determining employee pay within the posted range.

Additional Compensation

  • Corporate Positions: Eligible to participate in a quarterly or annual bonus program based on individual and company performance.
  • Onsite Property Positions: Eligible to participate in weekly, monthly, and/or quarterly bonus programs.
