Schedule: Monday-Friday + rotating weekends

Responsibilities

  • Greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks
  • Preparing the lease and move-in package, ensuring a smooth resident move-in and lease signing
  • Inspecting apartments prior to resident move-in and ensuring they are in move-in ready condition
  • Scheduling any outstanding items to be addressed with the maintenance team
  • Developing and implementing short- and long-term marketing plans and goals to sustain occupancy
  • Following the community’s established policies related to concessions, specials, and other programs to boost occupancy
  • Executing and performing activities in support of the community’s lease renewal program
  • Responding quickly and courteously to resident and client/owner concerns and taking prompt action to solve problems

Requirements

  • All licenses and/or certifications as required by State and Local jurisdictions
  • Valid driver’s license to operate a golf cart on property

Qualifications

  • Ability to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
  • Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet)
  • Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance
  • Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position
  • Able to work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays

Skills

  • Proficiency in on-site property management software (OneSite, Yardi, etc.)
  • Knowledge of current market and competitor conditions
  • Experience with internet marketing tools (Craigslist, Facebook, e-mail, and other websites)
  • Ability to design and execute marketing activities
  • Ability to communicate maintenance and upkeep needs to the community’s maintenance team members
  • Ability to prepare lease renewal letters and packages for residents
  • Ability to meet with and contact renewing residents in advance of move-out dates
