About the Role
Greystar has an immediate opening for an experienced Leasing Manager at Broadstone Solmere, a brand-new luxury apartment community in Lakewood. This role plays a critical part in achieving revenue, occupancy, and resident retention goals through effective marketing, leasing, and team leadership. You’ll oversee leasing activities, manage a team, and ensure exceptional resident experiences in a collaborative, people-first environment.
Responsibilities
- Direct the community’s marketing, advertising, and sales activities to meet revenue and occupancy goals.
- Oversee on-site traffic, monitor leasing performance, and implement creative strategies for pricing, concessions, and incentives.
- Develop and execute short- and long-term marketing plans to sustain occupancy, staying informed about market and competitor conditions.
- Manage print and internet advertising, leveraging technology and property management software (e.g., Yardi/One Site) to track results.
- Collaborate with the maintenance team to ensure the community meets appearance and safety standards, including inspecting “ready” units and creating merchandising displays.
- Actively participate in the leasing process: generate traffic, lease apartments, qualify prospects, prepare lease documentation, and complete move-in procedures.
- Review financial, shop, traffic, and closing ratio reports to identify and resolve leasing performance issues.
- Present marketing and leasing strategies to clients, owners, and business managers.
- Oversee the lease renewal program, including resident communications, renewal functions, and move-out assistance.
- Respond promptly and professionally to resident and owner concerns, documenting and escalating requests as needed.
- Supervise the leasing team: interview, hire, train, and manage performance in alignment with company policies and values.
Requirements
- Previous multi-family leasing experience; luxury high-rise experience preferred.
- Proficiency in MS Office Suite; experience with property management software (e.g., Yardi/One Site) is a plus.
- Strong communication skills to effectively sell apartment features, complete legal documents, and address resident questions.
- High level of professionalism in demeanor and appearance.
- Valid driver’s license (required to drive a golf cart on property).
- All licenses and certifications required by state and local jurisdictions.
Physical Demands
- Ability to stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- Flexible work schedule, including evenings, weekends, holidays, and on-call availability.
- Occasional travel to assist other properties, attend training, or participate in business meetings.
Pay
The hourly range for this position is $24.00 - $27.00. Additional compensation may include weekly, monthly, or quarterly bonus programs based on individual and company performance.
