Leasing Manager
About the Role
Leasing at a mixed portfolio site—Prentiss Pointe Apartments and The Reserve, a new construction single-family homes community in Harrison Township—requires reading prospects quickly, matching them to the right option, and closing consistently. This role demands a 40 to 50 percent closing ratio, analytical habits to track traffic patterns, monitor renewal pipelines, and run competitive market surveys monthly. The Leasing Manager owns the competitive intelligence function, including monthly phone shops and quarterly in-person shops, to stay ahead in Macomb County’s rental market.
Responsibilities
- Manage the full leasing cycle: touring units/models, processing applications, managing CRM queues, coordinating move-in orientations, and verifying renters insurance compliance.
- Oversee lease expiration timelines, prepare weekly occupancy reports, and actively work the renewal process alongside the property manager.
- Plan and execute site-level advertising, manage Facebook and Instagram presence, send weekly eblasts, and conduct outreach to local businesses and employers.
- Organize resident events and handle operational tasks such as entering service requests into Yardi, assisting with market-ready unit inspections, and flagging deficiencies.
- Lead leasing staff: run marketing meetings, coach closing ratios, and model professional standards for prospect and resident interactions.
Requirements
- At least one year of on-site leasing or assistant manager experience with demonstrated sales performance.
- Yardi proficiency or ability to learn quickly.
- Solid working knowledge of Fair Housing guidelines at federal, state, and local levels.
- Strong written communication for CRM follow-up, eblasts, and social content.
- Experience running comp shops and translating data into pricing or marketing adjustments.
- High school diploma required; college-level coursework strongly preferred.
Candidates who excel in this role typically combine consistent closing performance with comfort in coaching and leading a team. Prior experience managing peers, even informally, is advantageous.
Pay
Up to $24 per hour, with monthly move-in bonuses and quarterly renewal bonuses.
