About the role
We're seeking a skilled leasing manager to oversee apartment rentals, move-ins and move-outs, and lease renewals. This position involves marketing and direct interaction with residents to maximize occupancy and ensure satisfaction.
Responsibilities
- Train and coach leasing consultants to optimize performance
- Generate and handle traffic, qualify prospects, lease apartments, prepare lease docs, and process move-in paperwork
- Review and ensure lease applications have accurate info and payment has been collected before forwarding to property manager for approval
- Conduct outside marketing and employer outreach, review internet and marketing ads
- Maintain accurate records of traffic activity
- Process renewal paperwork and ensure it's delivered to residents monthly
- Create and maintain resident files, orient new residents, and ensure daily open/close procedures are completed
- Coordinate move-in/out schedules with maintenance team and inspect apartments for move-in condition
- Assist with processing work orders and ensure they're completed in a timely manner
- Shop competitors and complete weekly market surveys
- Auxiliary in resident activities to increase retention
- Ensure excellent customer service and promote a quality living experience
- Assist with managing resident issues, including neighbor disputes
- Inspect buildings and grounds for safety and cleanliness, alerting maintenance to repairs needed
- Comply with company policies, health and safety rules, and applicable laws
Requirements
- High school diploma
- Minimum of one year of residential leasing and/or management experience
- Prior experience with a revenue management system
- Prior experience in Yardi or another equivalent property management system
- Prior experience with customer reputation management tools
Skills and Requirements
- Excellent customer service and interpersonal skills
- Basic knowledge of Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel
- Sensitivity to confidential matters
- Ability to work independently and prioritize effectively in a fast-paced environment
- Strong organizational and time-management skills
- Valid driver’s license, clean driving record, and current auto insurance
- Completion and successful passing of the Avenue5 Fair Housing, Diversity and Inclusion Training within 30 days of employment
