Leasing Manager

About the role

We're seeking a skilled leasing manager to oversee apartment rentals, move-ins and move-outs, and lease renewals. This position involves marketing and direct interaction with residents to maximize occupancy and ensure satisfaction.

Responsibilities

• Train and coach leasing consultants to optimize performance
• Generate and handle traffic, qualify prospects, lease apartments, prepare lease docs, and process move-in paperwork
• Review and ensure lease applications have accurate info and payment has been collected before forwarding to property manager for approval
• Conduct outside marketing and employer outreach, review internet and marketing ads
• Maintain accurate records of traffic activity
• Process renewal paperwork and ensure it's delivered to residents monthly
• Create and maintain resident files, orient new residents, and ensure daily open/close procedures are completed
• Coordinate move-in/out schedules with maintenance team and inspect apartments for move-in condition
• Assist with processing work orders and ensure they're completed in a timely manner
• Shop competitors and complete weekly market surveys
• Auxiliary in resident activities to increase retention
• Ensure excellent customer service and promote a quality living experience
• Assist with managing resident issues, including neighbor disputes
• Inspect buildings and grounds for safety and cleanliness, alerting maintenance to repairs needed
• Comply with company policies, health and safety rules, and applicable laws

Requirements

• High school diploma
• Minimum of one year of residential leasing and/or management experience
• Prior experience with a revenue management system
• Prior experience in Yardi or another equivalent property management system
• Prior experience with customer reputation management tools

Skills and Requirements

• Excellent customer service and interpersonal skills
• Basic knowledge of Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel
• Sensitivity to confidential matters
• Ability to work independently and prioritize effectively in a fast-paced environment
• Strong organizational and time-management skills
• Valid driver’s license, clean driving record, and current auto insurance
• Completion and successful passing of the Avenue5 Fair Housing, Diversity and Inclusion Training within 30 days of employment
