About the role
We're seeking a skilled leasing manager to oversee apartment rentals, move-ins and move-outs, and lease renewals. This position involves marketing and direct interaction with prospective and current residents to maximize occupancy and resident satisfaction.
Responsibilities
- Conducts training, facilitates meetings, and coaches leasing consultants for optimal performance.
- Leads traffic, qualifies prospective residents, leases apartments, prepares lease documentation, and processes move-in paperwork.
- Reviews and ensures lease applications have accurate information and payment has been collected before forwarding to the property manager for approval.
- Maintains accurate records of traffic activity and coordinates with the maintenance team for move-in inspections.
- Processes renewal paperwork and ensures it's delivered to residents monthly.
- Creates and maintains resident files, reviews move-in paperwork, and ensures daily open/close procedures are completed.
- Coordinates move-in/out schedules and inspects apartments for repair needs.
- Completes weekly market surveys and assists with resident activities to increase retention.
- Ensures excellent customer service and maintains positive resident relationships.
- Assists with managing resident issues, including neighbor disputes.
- Inspects buildings and grounds for safety and cleanliness.
- Complies with company policies, health and safety rules, and local, state, and federal laws.
Requirements
- High school diploma with minimum one year of residential leasing and/or management experience.
- Prior experience with a revenue management system, Yardi, and customer reputation management tools.
- Excellent customer service and interpersonal skills, including the ability to communicate with all levels of management.
- Sensitivity to confidential matters and the ability to work independently and prioritize tasks in a fast-paced environment.
- Strong organizational and time-management skills.
- Valid driver’s license, clean driving record, and current auto insurance.
- Completion and successful passing of the Avenue5 Fair Housing, Diversity and Inclusion Training within 30 days of employment.
Skills
- Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel).
- Ability to use general office equipment and key track system.
- Strong organizational and time-management skills.
- Ability to cope with and defuse situations involving angry or difficult people.
- Ability to read, write, comprehend, and converse in English.
