About the Role
The Leasing Coordinator I manages lead portfolios for assigned properties, focusing on converting leads to tenants. This role involves proactive outreach to prospective tenants, maintaining up-to-date knowledge of product and availability, and supporting the team in achieving leasing goals, including occupancy rates and lead-to-lease conversion ratios. The Leasing Coordinator I ensures vacancies are marketed to the highest standard, units meet showing standards, and performs property showings, move-ins, and vacancy walks. The role requires achieving 10-15 executed leases per month.
Responsibilities
- Demonstrate buy-in and alignment with the True Homes culture.
- Manage assigned lead portfolios in accordance with established processes and procedures.
- Maintain familiarity with all available properties, pricing, and availability dates.
- Coordinate and conduct property showings for prospective tenants.
- Ensure all vacancies are marketed with A+ quality, including accurate rates, availability, and high-visibility listings.
- Monitor and update marketing platforms to maximize exposure and lead generation.
- Ensure all vacant units meet showing standards prior to appointments.
- Produce complete, accurate, and timely lease documentation for approved applications.
- Complete move-in orientations as needed.
- Enhance the client experience and ensure the quality of the True Homes IRS brand.
- Act with discernment by escalating prospect requests to the Leasing Manager, as necessary.
- Follow all processes and administrative procedures consistently, completely, and accurately.
- Demonstrate Five Star Customer Service Practices and True Lean culture to eliminate waste.
- Perform other duties as needed or required.

- Meet or exceed monthly leasing goals and deliver consistent monthly results.
- Manage time and travel efficiently to maximize productivity, responsiveness, and leasing output.
- Operate in full compliance with company processes and procedures, ensuring consistency, accuracy, and operational excellence.
- Adhere to all Fair Housing laws and company standards, maintaining ethical, non-discriminatory practices in every prospect and tenant interaction.
- Own the prospect relationship from initial inquiry through move-in, delivering clear communication, timely follow-up, and a professional leasing experience.
- Ensure all marketing efforts meet company standards for quality and visibility.
- Own move-in dates with upcoming tenants to ensure home completion and readiness.
Qualifications
- High School diploma or GED required; associate’s degree preferred.
- Valid driver’s license, current automobile insurance, and reliable transportation required.
- One or more years of experience in leasing, sales, or customer service preferred.
- Basic marketing experience preferred.
