About the Role
SYNC Residential is hiring an experienced Leasing Consultant to lead sales at a 300+ unit, Class A, garden-style community built in 2017. This modern property features elevated finishes and resort-style amenities, located in the 78233 area code.
Responsibilities
- Tour prospective residents and assist them through the entire application and leasing process.
- Communicate and follow up with prospects via the CRM.
- Manage incoming calls and inquiries from current and prospective residents.
- Create social media content and marketing materials to promote the community.
- Complete outreach marketing within the neighborhood and at preferred employers.
- Audit the community website and online listing sites to ensure all information is up to date.
- Open and close model apartments and show units for touring.
- Prepare move-in packets and units for new residents.
- Plan and participate in resident events.
- Act as the first point of contact for prospects, vendors, employees, and the public.
- Lease apartments and prelease units with notices to vacate through new contacts and renewals.
- Increase property value by maintaining maximum occupancy and rental rates.
- Answer telephone calls and greet visitors, providing rental information enthusiastically.
- Schedule sales appointments and convert prospect calls into property visits.
- Tour and demonstrate units daily, aiming to close 50% of all prospects shown.
- Record all traffic and activities daily using company guest card and follow-up programs.
- Notify prospects of application acceptance or rejection within 24 hours.
- Complete and review market surveys to stay current on local market conditions.
- Receive and record resident service requests; follow up on completed work orders.
- Make business and locator contacts weekly to generate traffic.
- Execute lease paperwork and move-in packets, ensuring a zero-defect move-in experience.
- Assist in resident retention and relations programs.
- Maintain a neat and orderly leasing office and desk.
- Travel to suppliers to pick up parts and supplies as needed.
- Record all marketing and traffic, including emails, calls, and in-person visits.
- Inspect model and available units; communicate service needs to the Property Manager.
- Demonstrate the community and apply product knowledge to clients’ needs.
- Process applications, including credit checks and rental history, following company procedures.
- Ensure apartments are ready for move-in on the agreed date.
- Follow up with prospects who did not close and attempt to close the sale again.
- Refer prospects to sister communities if unable to meet their needs.
- Secure new resident signatures on all required paperwork prior to move-in.
- Orient new residents to the community.
- Monitor renewals and distribute follow-up on renewal notices.
- Monitor advertising effectiveness and gather market competition information.
- Represent the company professionally at all times.
- Design and implement an outreach (outside marketing) plan with the Property Manager.
- Allocate time for outside marketing (must provide your own transportation).
Requirements
- A minimum of one year of multifamily leasing experience is required.
- Previous marketing or social media content creation is highly preferred.
- Must work Saturday shift (10am-5pm).
- Previous experience in real estate, hospitality, or service-related industries is preferred.
- High school graduate or GED is required.
- Proficient in Microsoft Office.
- Excellent verbal and written communication and interpersonal skills.
- Valid Driver’s License required.

- Perform duties with standard levels of productivity and dependability, ensuring timely and zero-defect completion.
- Consistently attempt a 50% closing ratio.
- Provide clear and consistent verbal and written communication.
- Maintain a clean, neat, and professional appearance; company-approved attire and nametag may be required.
- Be honest, trustworthy, enthusiastic, and team-oriented.
- Flexible workweek is mandatory; evening and weekend work is typical.
- Customer service-oriented with a focus on resident relations.
