About the Role

Copper Beech Statesboro serves the Georgia Southern University market, operating on an academic rhythm. The busiest period is Turn, when hundreds of residents move in and out within a short window, requiring simultaneous management of tours, package retrieval, and maintenance follow-up. Outside of Turn, the role remains active with property tours, prospect inquiries, resident engagement events, and maintaining the leasing office and common areas. You'll also support social media content and identify local marketing opportunities for the management team.

After-hours on-call rotation is part of the job, including handling lockouts. The title, Experience Team Member, reflects the company's focus on treating every interaction—from tours to maintenance calls—as a customer service moment, blending sales and hospitality.

Responsibilities

  • Lead property tours and field prospect inquiries.
  • Execute resident engagement events and maintain leasing office/common areas.
  • Support social media content and flag local marketing opportunities.
  • Participate in after-hours on-call rotation, including lockout coverage.
  • Provide feedback to the management team on leasing objections and availability.

Requirements

  • Strong interpersonal skills and comfort communicating with diverse groups, including prospective residents, current residents, and university partners.
  • Flexibility with a schedule that shifts across weekdays, weekends, holidays, and peak Turn periods.
  • Self-discipline and reliability in a role blending independent tasks with team coordination.
  • Comfort with social media platforms for resident communication and community promotion.
  • Eligibility to work in the United States (visa sponsorship is not available).

Context

Student housing differs from conventional multifamily, with occupancy tied to enrollment cycles. Traffic patterns are predictable but compressed, requiring adaptability. Strong ETMs learn to anticipate objections early in the leasing season, communicate them to management, and adjust their approach as availability tightens. This role builds a foundation for career growth in property management, offering exposure to leasing, marketing, administration, and resident relations—valuable for advancing to assistant manager or property manager roles, particularly in the student housing sector.
