We need to output HTML fragment with sections: h3 for headings like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Only include sections if posting has real specific content.
We need to parse the posting.
Content:
- The Bosk Apartments in Woodbury, Minnesota Schedule: Monday-Friday 9AM-6PM and every other Saturday 10AM-4PM
- Centerspace is looking for an enthusiastic and customer-centric Leasing Consultant...
- "What's in it for you?" then base salary: $18.00- $19.50/hour, actual base salary dependent on factors.
- Then bullet list of benefits: Monthly Leasing Commissions, Quarterly Renewal Bonuses, Competitive PTO, Generous time off - 10 paid holidays, plus diversity day and your birthday, Paid Caregiver and Paid Parental Leave, 20% Rent, Parking, and Storage Discount for Centerspace rents, 32 Paid Hours of Volunteer Time Off, Medical/Dental/Vision Benefits – 1st of Month Following Start Date, Centerspace Stock Purchase Plan, 401(k) match up to 5% per paycheck, Tuition Reimbursement & Scholarship Program

- Then "Essential Duties & Responsibilities include the following." Then a long list of duties.
- Then "To perform the job successfully..." etc.
- Then "The requirements listed below are representative of the knowledge, skill, and/or ability required."
- Then "Reasonable accommodations may be made..."
- Then sections: Operational, Financial, Supervisory Responsibilities, Equipment Issued, Travel Required, Education & Experience Required, Knowledge, Skills, & Abilities (with subcategories: Language Skills, Mathematical Skills, Reasoning Ability, Computer Skills), Physical Requirements.
We need to map to headings: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule.
We need to decide what content goes where.
- About the role: maybe a brief description: "Centerspace is looking for an enthusiastic and customer-centric Leasing Consultant to join our team at our beautiful The Bosk Apartments in Woodbury, Minnesota! You will guide your own success by achieving leasing goals and building professional relationships with prospective and current residents." Also maybe mention reporting to Community Leader, schedule includes Saturdays.
- Responsibilities: the essential duties & responsibilities list.
- Requirements: Education & Experience Required (High School Diploma or equivalent, Preferred: Background in sales is preferred). Also maybe "Supervisory Responsibilities: This role has no supervisory responsibilities." Could be part of Requirements.
- Qualifications: maybe the Knowledge, Skills, & Abilities (Language Skills, Mathematical Skills, Reasoning Ability, Computer Skills). Could be Skills.
- Skills: maybe separate? But we have both Skills and Qualifications headings. We need to decide.
Given instruction: Use headings for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Skills). We can include multiple but only if real content.
We have Pay: base salary $18.00- $19.50/hour.
Schedule: Monday-Friday 9AM-6PM and every other Saturday 10AM-4PM.
Benefits: the list.
We need to avoid filler like "commensurate with experience" etc. There's a phrase "Produces sales results commensurate with the company’s performance benchmarks." That's a filler? It's not exactly "commensurate with experience" but it's a vague phrase. Might be considered filler? The instruction: never emit a heading followed by filler/placeholder text (e.g. "commensurate with experience", "not specified", "N/A", "varies", "TBD") and never create Pay/Schedule/Benefits sections unless the posting actually states them. So we should avoid including sentences that are just filler like "commensurate with the company’s performance benchmarks." Might be considered filler. Better to remove that sentence.
Also "Generally given substantial guidance but expected to be self-directed once trained." That's okay.
We need to preserve all substantive information; do not invent or summarize away detail. So we need to keep the details but can we remove filler sentences? The instruction says do not emit a heading followed by filler/placeholder text. It doesn't say we must remove filler sentences inside a section; just that we shouldn't create a section if its only content is filler. So we can keep filler sentences inside a section as long as there is also substantive content. Probably okay.
We need to remove cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions. There's a line about pre-employment assessment: "As part of the selection process, all candidates are required to complete a 35-minute pre-employment assessment once they complete the job application. Completion of this assessment is mandatory for further consideration of your application. Failure to complete the assessment will result in the discontinuation of your candidacy for the position. Want to learn more about the assessment? Click here!" That's application instructions/boilerplate; we should remove it.
Also "This position is also eligible for:" then benefits list. That's fine.
We need to output only HTML fragment.
Let's structure:

Skills
Maybe we could combine Qualifications and Skills? But we have both headings; we could put Skills as the same as Qualifications? Might be redundant. Perhaps we put Skills as a summary of abilities like "Ability to follow instructions, prioritize duties and comply with deadlines." That was under Expectations. Could be Skills. But we already have Expectations list: Follows already established procedures. Complies with all internal leasing policies, Fair Housing requirements and all other applicable laws and regulations. Generally given substantial guidance but expected to be self-directed once trained. Able to follow instructions, prioritize duties and comply with deadlines. That could be under Skills or Requirements. Let's put under Skills. Thus:Skills
- Follows already established procedures.
- Complies with all internal leasing policies, Fair Housing requirements and all other applicable laws and regulations.
- Generally given substantial guidance but expected to be self-directed once trained.
- Able to follow instructions, prioritize duties and comply with deadlines.
