Leasing Consultant

Department: Resident Services • Reports to: Property Manager • Classification: Non-Exempt

About the role

The Leasing Consultant assists in leasing activities to maximize income and achieve community occupancy goals. All employees are expected to demonstrate leadership, commitment, and integrity.

Success is measured by resident feedback on quality and timeliness of services provided, and by resident turnover.

Responsibilities

• Ensure proper maintenance and inspect community and vacant units daily.
• Assist in day-to-day leasing operations of the community.
• Maintain model/show units ready for tours.
• Keep complete and accurate community files and records.
• Perform routine general office duties (filing, cleaning, etc.).
• Conduct prospect tours and discuss community amenities.
• Respond promptly to prospect telephone calls and internet leads.
• Review rental and move-in files for accuracy; input new residents into Entrata.
• Enter daily leasing activity into the leasing system.
• Address resident comments and complaints in a timely manner.
• Prepare move-in paperwork, keys, and remotes for new residents.
• Inspect make-ready apartments prior to move-in.
• Review all lease files for accuracy and completeness before move-in.
• Assist with monthly lease renewals.
• Support the community manager in marketing and leasing efforts.
• Understand the local market and sub-market factors affecting occupancy and income.
• Complete lease applications, assist with verification, and notify prospects of results.
• Lease apartments, improve occupancy, and generate traffic.
• Conduct weekly competitive community shopping.
• Perform weekly outreach marketing.
• Update and maintain marketing binder and advertising materials.
• Perform other duties as requested to support community operations.

Requirements

• High school diploma or GED.
• Ability to work in a fast-paced environment.
• Strong communication and customer service skills.
• Proficiency in Microsoft Word, Outlook, and Excel.
• Experience conducting internet searches and using online calendars/databases.

Preferred Qualifications

• Experience with Entrata or other property management software.
• Associate’s Degree in a relevant field.
• Direct leasing and/or property management experience.
• Bilingual or multilingual skills.

Physical Demands

• Frequently walk the community, bend, stoop, squat, kneel, climb stairs, push/pull equipment, and reach above shoulders.
• Constant need (50–100% of the time) to lift/move 1–25 lbs.; frequent need (33–50%) for 25–75 lbs.; rare need (<1%) for 75–150+ lbs. (assistance required for weights over 50 lbs.).
• Vision requirements: Close vision, color vision, depth perception, and ability to adjust focus for tasks like observing maintenance issues, completing forms, and reading labels.
• Speaking/hearing requirements: Verbally communicate via telephone and in person; receive detailed information through oral communication.

Schedule

May include morning, afternoon, or evening shifts during the regular workweek and on weekends.

Work Environment

Professional office setting with standard equipment (computers, phones, photocopiers, etc.). Noise level is usually quiet.
