Responsibilities
- Interact with prospective and current residents to present the apartment community favorably while maintaining acceptable occupancy levels.
- Handle sales and administrative tasks, occasionally performing light manual labor.
- Develop and maintain a thorough understanding of community products, fair housing laws, and lease policies.
- Accurately document all leasing, fair housing compliance, and resident interaction records.
- Stay updated on key community data such as number of units, construction dates, materials used, and utility providers.
- Stay informed about local market conditions to effectively communicate the benefits of living in the community.
- Regularly inspect units and the community to ensure they are ready for occupancy, perform necessary maintenance tasks, and collaborate with the maintenance team.
- Act as the primary point of contact for prospective and current residents, responding to queries in person, via technology, or by phone, and converting inquiries into tours and complex matters to the appropriate party.
- Deliver exceptional customer experiences that result in positive reviews.
- Proactively address and resolve resident issues and inquiries, contributing to a positive and supportive community environment.
- Participate in resident events and assist with community outreach activities.
- Convince a reasonable percentage of prospective residents to sign leases.
- Manage administrative tasks such as guest card completion, lease preparation, and scheduling routine service needs.
- Document and potentially schedule routine service needs expressed by residents.
- Use property management and CRM software to manage prospect information, resident details, tasks, and follow-ups.
- Collaborate effectively with the maintenance team and Community Manager to meet resident needs promptly and efficiently.
- Perform other work-related tasks as assigned by the Community Manager.
Requirements
- Full-time availability: Monday - Friday, 9:00am - 6:00pm + rotating Saturdays, 9:00am - 4:00pm.
- Previous customer service experience is required. Leasing and/or sales experience is highly preferred.
- Proficiency in property management software and Microsoft Office, with experience using Yardi Voyager, Rent Café, and CRM systems preferred.
- Excellent written and verbal communication skills and the ability to build rapport quickly.
- The ability to work effectively in a team setting.
- A high school diploma or equivalent.
