About the role
The Housing Specialist manages Thresholds residential properties and/or subsidies, ensuring compliance with funding requirements, Fair Housing Laws, and Thresholds policies and procedures.
Responsibilities
- Manages residential properties, including subsidized and non-subsidized units, in accordance with funding requirements and department policies.
- Conducts and completes applicant interviews, oversees move-ins, move-outs, processes certifications, verifications, and paperwork.
- Maintains tenant files and information in the software system and ensures compliance with funding requirements.
- Maintains the housing waitlist and monitors rent delinquencies, distributing notices and establishing payment arrangements as needed.
- Communicates with funding agencies and authorized agents for site reviews and inspections, and completes required reports.
- Monitors work orders from facilities management and/or housing partners, communicates with program staff on housing stability issues, and coordinates with clinical teams on apartment referrals.
- Completes health and safety inspections, rent reasonableness paperwork, and ensures compliance with subsidy funding sources.
- Maintains and cultivates relationships with landlords and property management companies, identifies available rental apartments, and assists with specific landlord issues.
- Advocates for members by providing information about Thresholds programs and benefits, collects and reports HMIS data, and maintains ongoing communication with clinical teams.
Qualifications
- Bachelor’s Degree preferred.
- Minimum of 3 years of residential property management or administration of federal or government subsidies.
- Intermediate to advanced Excel skills are required.
- Affiliated certifications such as Assisted Housing Manager (AHM), Certified Occupancy Specialist (COS), or Tax Credit Specialist (TCS) are preferred.

Competitive pay - Base Rate: $50,000 - $55,000 annually
