About the Role
The Financial Analyst will assist the Investments team in evaluating and analyzing new development and acquisition opportunities, as well as supporting Asset Management and Investor Relations on the existing portfolio of multi-family properties. Responsibilities include providing financial analysis related to short and long-term strategies, such as development, redevelopment, repositioning, and renovation initiatives.
This position requires a high degree of sensitivity and discretion, excellent organizational skills, attention to detail, a proactive and customer-focused mindset, proficiency with Microsoft Office suite, and strong collaboration and communication skills.
Responsibilities
- Build and maintain Excel pro forma models for new multi-family development and value-add acquisitions.
- Maintain complicated financial modeling and spreadsheet analysis in Excel.
- Create complex ad-hoc financial models when no template is available.
- Coordinate information regarding market data, occupancy data, expense analysis, aerials, maps, property tax, and rent/sales comparables.
- Create and update Confidential Information Memoranda in PowerPoint for distribution to lenders, investors, and appraisers.
- Conduct market research including vacancy, absorption, rents, rent growth, etc.
- Review and process broker packages to underwrite potential acquisitions.
- Coordinate financial information (contracts, third-party reports, etc.) as part of the due diligence process for development, acquisition, and disposition efforts.
- Organize and present data analysis, draw objective conclusions, and make recommendations.
- Create, implement, and maintain various tracking criteria related to property performance; develop and maintain sophisticated dashboards, financial models, templates, and analyses.
- Prepare and update cash flow forecasts; work on capital calls and distributions as requested and with accounting.
- Create and audit preferred return tracking schedules.
Requirements
- Degree in finance, economics, real estate, accounting, or a related field.
- 3-5 years of experience in Real Estate, Finance, or Banking.
- Excellent financial analysis skills and expertise with financial modeling tools, including Waterfall modeling.
- Exceptional ability to create complex models and analysis from blank Excel files as needed.
- Advanced skills with Excel (e.g., macros, data tables, array formulas, lookup formulas).
- Understanding of applicable financial metrics (e.g., yield, IRR, NPV, cap rates, etc.).
- Highly motivated with a can-do attitude and accountability for all tasks.
- High degree of flexibility and ability to calmly handle multiple issues that may arise.
- Ability to operate efficiently in a fast-paced, dynamic environment with laser-focused attention to detail.
- Excellent communication skills (verbal and written) and ability to work across functions.
- Well-organized, able to multi-task with limited supervision while adhering to deadlines and maintaining absolute accuracy.
- Able to travel as needed.
- Valid driver’s license or ability to utilize alternative transportation for offsite meetings, property visits, and vendor tasks.
Pay
Up to $85,000 annually.
