Responsibilities
- Directing and overseeing the functionality and safety of the facility, including, but not limited to, physical buildings, mechanical equipment, electrical systems, heating and cooling systems, life safety systems and grounds according to federal, state and local regulations
- Conduct facility inspections and direct general construction and the installation, maintenance and repair of all electrical, mechanical and architectural systems throughout the facility to ensure operational efficiency and safety
- Communicates with city/county/state officials to ensure the proper maintenance of permits and licenses, to coordinate required inspections and to ensure full compliance with codes, regulations and safety standards
- Aids in the execution of capital projects and property rehabilitations
- Aids in monitoring and developing team member performance to include, but not limited to, providing supervision, scheduling, conducting counseling and evaluations, providing professional development and delivering recognition and reward
- Recruits, interviews and trains team members
- Leads special projects, as needed
Requirements
- Annual Inspection by city state and federal authorities
- Familiarity with how to conduct Tornado and fire drills
- Understanding of Fire alarm panel – operations and functions
- Knowledge of Life Safety Codes
- Coeordinating move ins and move outs in partnership with the Sales team
- Experience with multi stage boiler systems
- Complete understanding of 4 pipe HVAC systems
- Able to manage multiple capital O&M projects at the same time
Qualifications
- Experience: 3–5+ years in plant operations, maintenance, or engineering, often with preference for direct experience in senior living, healthcare, or hospitality
- Leadership: Proven experience managing maintenance teams, vendors, and contracted services
- Technical Skills: Deep knowledge of building systems, including HVAC, electrical, plumbing, and safety systems
- Regulatory Compliance: Knowledge of OSHA, EPA, life safety codes, and state regulations related to senior housing
- Education: High school diploma or equivalent is required; a bachelor’s degree in engineering or facility management is preferred
Skills & Certifications
- Excellent communication skills
- Basic computer proficiency (e.g., MS Office, maintenance software)
- Potential need for a Certified Pool Operator (CPO) license
- Certifications Preferred: Certified Maintenance Manager (CMM), Certified Facility Manager (CFM), or similar
