Description of responsibilities
- Assist governmental services during inspections
- Oversee total operation and maintenance of the community
- Supervise maintenance of the community buildings ensuring they meet or exceed company standards
- Collect, prioritize, and assign work orders in a timely and efficient manner
- Assist with the development of the capital project budget and annual maintenance budget
- Oversee construction, remodeling, and maintenance of all community buildings
- Oversee and manage maintenance contracts, electrical systems, phone systems, fire panels, emergency response systems, and disaster preparedness
- Develop vendor relationships and negotiate contracts
- Evaluate equipment needs and make purchase requests
- Ensure apartments are ready for occupancy prior to scheduled move-ins
- Oversee preventative maintenance program
- Lead Safety Committee
- Process and submit monthly expenses
- Schedule maintenance, housekeeping, and laundry teammates
- Drive company vehicles as needed
- On-call for maintenance emergencies
- Perform other duties as assigned
Required experience
- High School Diploma/GED
- Technical school education preferred
- Minimum four (4) years’ experience as a Facilities/ Maintenance Director required, preferably in senior living
Required skills
- Must have technical knowledge (such as HVAC, plumbing, electrical, mechanical and code compliance) and mechanical ability to perform routine maintenance and repair on mechanical and electrical equipment and possess a knowledge of construction principles
- Must possess a thorough understanding of OSHA, fire prevention, and life and safety regulations
- Ability to read and interpret construction plans and documents
- Interest in working with a senior population
- Demonstrated customer service skills
- Ability to handle multiple priorities
- Organization and time management skills
- Good judgement, problem solving, and decision-making skills
- Must be able to work independently
