Primary Duties and Responsibilities
- Lead a Development Team in managing multiple affordable housing projects.
- Oversee specific project components, including schedules, funding applications, design, and entitlement processes.
- Track and report project milestones, ensuring timely completion of tasks.
- Schedule, document, and manage development-phase meetings.
- Financial & Legal Coordination:
- Collaborate with the Project Team to assemble funding applications for federal funding, LIHTC, tax-exempt bonds, USDA programs, and other financing sources.
- Aid in negotiating and reviewing purchase and sale agreements, development agreements, and other legal documentation.
- Coordinate due diligence activities, ensuring timely review and compliance with financial and legal standards.
- Stakeholder & External Relations:
- Represent the organization in meetings with local officials, planning commissions, and community groups.
- Maintain relationships with governmental agencies, investors, lenders, and other key stakeholders.
- Prepare materials for public meetings and assist in leading community engagement efforts.
- Design & Construction Integration:
- Collaborate with internal construction teams and external designers to ensure project goals are met.
- Identify potential risk and recommend mitigation strategies throughout the development process.
- Team Collaboration:
- Partner with internal teams, including underwriting, construction, finance, and accounting, to ensure cohesive project execution.
- Provide regular updates and progress reports to the Development Team and other senior leaders.
- Mentor and support junior team members, fostering a collaborative work environment.
- Bachelor’s degree in business, real estate, finance, urban planning, or a related field; a Master’s degree is a plus.
- Minimum of 3-5 years of progressive professional experience in affordable housing development, real estate investment, or a related field.
- Familiarity with land use, public financing, and entitlement process.
- Maintain relationships with developers, owners, management agents, and brokers throughout the designated region.
- Identify design teams, trade partners, and consultants based on location and project specific requirements.
- Familiar with affordable housing mechanisms (e.g., programs such as LIHTC and tax-exempt bond financing, FHA mortgage insurance programs, as well as Agency debt products (Fannie, Freddie, USDA), and familiarity with other affordable housing funding programs and compliance regulations.
- Ability to work both independently and as part of a team in a fast-paced environment.
- Demonstrated excellent analytical, problem-solving, and decision-making skills with varying amounts of available information.
- Ability to recognize and mitigate investment risks; strong negotiation skills.
- High-energy, accurate, organized, highly detailed, and results-oriented professional with demonstrable ability to successfully manage multiple projects and successfully work under pressure of strict deadlines.
- Excellent written, oral, and public speaking communication skills with an ability to clearly and concisely express ideas, thoughts, and concepts verbally and in writing to diverse teams.
- Advanced computer skills (Microsoft Office Suite, Adobe, SharePoint, and SmartSheet and other similar programs).
- Exceptional customer service and interpersonal skills, with the ability to build and maintain relationships with internal and external stakeholders.
- Ability to manage daily responsibilities and projects with minimal direction, while also working in close collaboration with a team to provide solutions where needed.
- Resourceful, flexible and maintain the ability to react and respond quickly towards positive outcomes.
