About the role
The Director of Real Estate Operations is the strategic operational leader for the Retail Services organization, responsible for managing operations and activities associated with all real estate functions, including construction capital, occupancy costs, and repairs & maintenance spend. This role partners with Business Development to assess investment opportunities and supports Real Estate and Finance leadership in creating the department’s annual plan, quarterly forecasts, capital budgeting, post-audit analysis, and monthly reporting.
Responsibilities
- Supports the Vice President in the creation and implementation of the strategic plan.
- Oversees the creation, management, and optimization of financial modeling to support strategic retail real estate decisions.
- Leads a team of Real Estate Coordinators, Analysts, and Managers to ensure all activities are conducted accurately, efficiently, and effectively.
- Drives ideation and development of real estate process improvements, systems, and tools.
- Develops financial models aligned with brand real estate strategies to evaluate store fleet improvement and growth opportunities in partnership with Business Development.
- Leads the Retail Services team through the quarterly forecast process, proactively addressing business trends and providing solutions to maximize strategic and financial objectives.
- Improves financial and business acumen of Retail Service teams by dissecting business into key drivers and coaching non-financial leaders.
- Participates in or leads strategic and tactical business initiatives that provide broad-based value for the Retail Service teams.
- Develops and monitors capital expenditure budgeting, including collaborating with project owners on business cases, cost estimation, cash flow implications, and return on investment.
Requirements
- Bachelor’s Degree in Business.
- 10+ years of experience in Finance, Real Estate, or Operations.
- Real Estate or Retail experience with operations and/or financial expertise preferred.
- High-energy professional with a proven track record in business management, process improvement, and adding value to the business.
- Strong analytical skills with the ability to provide deep insights that drive improved results.
- Ability to understand business strategy at both strategic and detailed levels.
- Excellent interpersonal and communication skills for cross-functional collaboration.
- Outstanding business acumen and critical thinking, bringing logical solutions to business challenges.
- Financial and management reporting skills, including the ability to communicate effectively with non-finance teammates.
- 20% travel required.
Pay
Pay Range: $178,313.60 - $254,462.00. Employee pay is determined by factors including geography, experience, qualifications, skills, and local minimum wage requirements. In addition, you may be offered a competitive bonus and/or commission plan.
