About the Role
This full-cycle operational position at Hawthorne Residential Partners' Spring Street property in Greensboro puts you at the center of team performance, financial outcomes, resident experience, and leasing results. You'll think like an owner and lead like a coach, often balancing both within the same hour.
Financially, you'll own the numbers—reading and acting on budget reports, tracking delinquency, managing deposit accounting, and maintaining clean records in Yardi. You'll make decisions based on T-12 and current occupancy trends, including pricing strategy, renewal outreach, and concession decisions.
On the leasing side, you'll stay engaged throughout the process, conduct tours when needed, and ensure applications, renewals, and related documents are completed accurately and on time. Occupancy goals are a shared accountability, and you'll set the standard for how prospects are handled from first contact through move-in.
The role also involves significant team leadership: hiring, training, and developing both office and maintenance staff, running weekly team meetings, and upholding performance standards while providing support. Resident experience is central—responding to escalated concerns, planning community events, monitoring online reviews, and maintaining the physical presentation of the office and common areas. Reputation management is key, as prospects often read reviews before scheduling a tour.
Responsibilities
- Own financial performance by reading and acting on budget reports, tracking delinquency, and managing deposit accounting in Yardi.
- Make data-driven decisions based on T-12, occupancy trends, and NOI, including pricing strategy, renewals, and concessions.
- Lead the leasing process end-to-end: conduct tours, manage applications, renewals, and ensure timely document completion.
- Hire, train, and develop office and maintenance staff, run weekly team meetings, and uphold performance standards.
- Oversee resident experience: respond to escalated concerns, plan community events, monitor online reviews, and maintain property presentation.
- Manage reputation by addressing online reviews and ensuring a positive prospect experience from first contact to move-in.
Requirements
- At least two years of multifamily experience, including roles as a Leasing Consultant and Assistant Community Manager.
- Six months of direct Community Manager experience (strongly preferred).
- Proficiency with Yardi, Knock, and Microsoft Office.
- Valid driver's license; CAM, CAPS, or a real estate license is a plus.
- Fluency in reading budgets and understanding how occupancy, delinquency, and renewal rates impact NOI.
Schedule
Monday through Friday with rotating Saturdays; occasional evening availability for resident events.
