Duties and Responsibilities
- Cover all business in accordance with company policies and procedures, Fair Housing, Fair Credit Reporting Act, OSHA and all other applicable federal, state, and local laws.
- Assist in formulating budgets for each upcoming calendar year.
- Ensure all rents are collected when due and posted in a timely manner.
- Maintain and deposit bank accounts daily and enter deposits into Yardi daily.
- Handle evictions, utility cut-offs, and landlord liens as necessary.
- Communicate with vendors and contractors regarding work scheduling, billings, and insurance.
- Approve and submit all invoices to corporate office for payment.
- Control and safeguard petty cash fund, regularly balancing and submitting reimbursement requests.
- Hire, train, motivate, supervise, and discharge on-site staff as needed.
- Create weekly staff schedules, maintain office and model apartment conditions, and attend corporate/regional meetings.
- Create and submit reports to corporate office as required and review on-site reports for accuracy.
- Maintain positive customer service attitude and handle resident complaints or issues.
- Conduct periodic inspections with residents on move-in/move-outs and review notices to vacate.
- Coordinate with service staff to ensure timely reconditioning of apartments after move-out.
- Manage marketing and leasing activities, conduct market surveys, and show property to prospective residents.
- Complete safety training with new employees, conduct property inspections, and report incidents to Risk Manager.
Qualifications
- At least three (3) years of experience in on-site property management.
- A successful track record of accomplishments.
- Experience in distressed asset repositioning.
- Bilingual proficiency.

Work Hours
- Minimum of 40 hours per week (typically 8:30 a.m. to 5:30 p.m. Monday through Friday).
- Schedule subject to change based on market conditions, daylight savings time, and/or Regional Supervisor's request.
- Available evenings, nights, and weekends for staffing needs and emergencies.
Education/Training
- High school diploma or equivalent required.
- College degree is a plus but not required.
- Ability to read, write, and perform intermediate mathematical functions.
- Cam or CPM certification a plus.
