About the role

The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. Key responsibilities include managing personnel, leasing, maintenance, financials, and administrative tasks.

Responsibilities

  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop on-site staff.
  • Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance.
  • Document performance issues and communicate with supervisors and HR.
  • Manage staff schedules and assignments.
  • Deal effectively with performance problems and terminate appropriately.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Ensure staff compliance and consistency with Company policies and procedures.
  • Achieve the highest possible net operating income through cost control and revenue improvements.
  • Develop yearly operating budgets/forecasts.
  • Maintain accurate and timely administrative and leasing reporting.
  • Develop and implement resident retention programs.
  • Show, lease, and move in prospective residents.
  • Ensure property appearance and monitor maintenance staff responsiveness.
  • Manage property resources, equipment, and supplies economically.
  • Direct maintenance, construction, and rehabilitation activities.
  • Understand and perform all on-site software functions.
  • Operate machinery and power tools.
  • Operate motor vehicles and/or golf carts.
  • Identify and inspect objects.
  • Work in extreme conditions.
  • Communicate with others to exchange information.
  • Repeat motions that may include wrists, hands, and/or fingers.
  • Assess the accuracy, neatness, and thoroughness of the work assigned.
  • Work overtime, weekends, and night hours (emergencies).

Requirements

  • High School Diploma or Equivalent.
  • Bachelor’s degree preferred or four years of experience in the housing industry.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
  • Ability to communicate with others to exchange information.
  • Ability to perform repetitive motions that may include wrists, hands, and/or fingers.
  • Ability to work overtime, weekends, and night hours (emergencies).
  • Ability to remain in a stationary position, often standing or sitting for prolonged periods.
  • Ability to move about to accomplish tasks or move from one worksite to another.
  • Ability to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like.
  • Ability to move self into different positions to accomplish tasks in various environments, including tight and confined spaces, work in an overhead position and reach, adjust or move objects up to 25 lbs. in all directions, lift and place objects up to 25 lbs.
  • Ability to work in extremely low or high temperatures.
  • Ability to work in outdoor environments such as precipitation and wind.
  • Ability to work in small and/or enclosed spaces.
  • Ability to traverse flat and non-flat terrain.
  • Ability to be exposed to hazardous chemicals.

Qualifications

  • High School Diploma or Equivalent.
  • Four years of experience in the housing industry or a Bachelor’s degree.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM).
  • Basic computer skills.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Benefits

Full-time employees receive benefits including medical, dental, vision, life, accidental, and disability insurance, a 401K with employer matching, and commission and performance bonuses, when applicable. Additionally, full-time employees receive paid sick days and company holidays.

Pay

$55,000 to $60,000 annually.

Schedule

This is a safety-sensitive position and may be subject to additional compliance requirements.
