About the role

The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. You will ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Responsibilities

  • Personnel Management
    • Regular/daily onsite attendance is required.
    • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives.
    • Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
    • Complete weekly/daily office and maintenance staff schedules and assignments.
    • Address performance problems; document, communicate with supervisors/HR, and terminate when necessary.
    • Promote harmony and quality job performance through support and effective leadership.
    • Ensure staff compliance with Company policies and procedures.
  • Financial Management
    • Achieve the highest possible net operating income through cost control, revenue improvement, and leasing strategies.
    • Develop yearly operating budgets/forecasts; identify trends and recommend adjustments.
    • Monitor timely receipt and reconciliation of deposits, rent collections, and charges.
    • Ensure timely receipt, reconciliation, and coding of vendor invoices.
    • Complete property closeout on time and ensure accuracy of ownership financial reports.
  • Strategic Leasing Management
    • Develop and implement a yearly marketing plan and leasing strategies.
    • Ensure effective staff leasing techniques, follow-up procedures, and accurate lease documentation.
    • Address resident complaints, concerns, and requests to ensure satisfaction.
    • Develop and implement resident retention programs (e.g., resident functions, newsletters).
    • Show, lease, and move in prospective residents.
  • Administrative & Maintenance Management
    • Ensure accurate, complete, and timely administrative and leasing reporting.
    • Lead the emergency team for the property; handle emergencies within company guidelines to minimize liability.
    • Monitor customer service and maintenance staff responsiveness to service requests.
    • Maintain property appearance and ensure timely completion of repairs through regular inspections.
    • Plan and utilize property resources, equipment, and supplies economically (e.g., obtaining bids from vendors).
    • Direct and monitor maintenance, construction, and rehabilitation activities for quality and expediency.

Requirements

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years of experience in the housing industry.
  • One to two years of related experience and/or training, or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
  • Reliable transportation due to emergency on-call requirements.

Physical Requirements

  • Regularly required to communicate, exchange information, and repeat motions involving wrists, hands, and/or fingers.
  • Frequently required to remain stationary (standing or sitting) for prolonged periods and move about to accomplish tasks.
  • Occasionally required to ascend/descend ladders, stairs, or scaffolding; work in tight or confined spaces; reach, adjust, or move objects up to 25 lbs; operate machinery or power tools; operate motor vehicles or golf carts.
  • Must be able to work in extreme temperatures, outdoor environments (e.g., precipitation, wind), small/enclosed spaces, and traverse flat/non-flat terrain.
  • Exposure to hazardous chemicals may occur.
  • Ability to work overtime, weekends, and night hours (emergencies).

Pay

Salary Range: $69,000 – $71,000 per year. Compensation decisions consider skill set, background, training, and certifications. The offer includes a comprehensive total rewards package with benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and commission/performance bonuses when applicable. Full-time employees also receive paid sick days and company holidays.
