Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
- Complete weekly/daily office and maintenance staff schedules and assignments.
- Address performance problems with documentation, communication with supervisors/HR, and termination when necessary.
- Promote harmony and quality job performance through leadership and support.
- Ensure staff compliance with Company policies and procedures.
- Financial Management
- Achieve the highest possible net operating income through cost control, revenue improvement, and leasing strategies.
- Develop yearly operating budgets/forecasts and identify trends to recommend adjustments.
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges.
- Ensure timely receipt, reconciliation, and coding of vendor invoices.
- Complete property closeout on time and ensure accuracy of ownership financial reports.
- Strategic Leasing Management
- Develop and implement a yearly marketing plan and strategies.
- Ensure effective leasing techniques, follow-up procedures, and accurate lease documentation.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs (e.g., resident functions, newsletters).
- Show, lease, and move in prospective residents.
- Administrative & Maintenance Management
- Ensure all administrative and leasing reporting is accurate and submitted on time.
- Lead the emergency team for the property and handle emergencies within company guidelines.
- Monitor customer service, service request turnaround, and maintenance staff responsiveness.
- Maintain property appearance and ensure timely completion of repairs through regular inspections.
- Plan and utilize property resources, equipment, and supplies economically (e.g., obtaining bids from vendors).
- Direct and monitor maintenance, construction, and rehabilitation activities for quality and expediency.
Requirements
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years of experience in the housing industry.
- One to two years of related experience and/or training, or an equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certification preferred.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Must have reliable transportation due to emergency on-call requirements.
Physical Requirements
- Regularly required to communicate, repeat motions (wrists, hands, fingers), and work overtime, weekends, or nights (emergencies).
- Frequently required to remain stationary (standing/sitting for prolonged periods) and move about to accomplish tasks.
- Occasionally required to:
- Ascend/descend ladders, stairs, scaffolding, ramps, or step stools.
- Work in tight/confined spaces or overhead positions.
- Move, adjust, or lift objects up to 25 lbs in all directions.
- Operate machinery, power tools, motor vehicles, or golf carts.
- Identify and inspect objects.
- Work in extreme temperatures, outdoor environments (precipitation/wind), or small/enclosed spaces.
- Traverse flat and non-flat terrain.
- Be exposed to hazardous chemicals.
Pay
Salary Range: $77,000 per year to $80,000 per year. Compensation decisions consider skill set, background, training, and certifications. The offer includes a comprehensive total rewards package with benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and commission/performance bonuses when applicable. Full-time employees also receive paid sick days and company holidays.
