Responsibilities
- Work with Regional Maintenance Manager to establish Capital Project Budget and provide oversight.
- Negotiate and write Subcontractor/Vendor Contracts.
- Direct subcontractor/vendors to achieve project completion on schedule, within budget, with quality workmanship.
- Maintain construction schedule, identify and solve problems.
- Order materials and schedule inspections as necessary.
- Thoroughly knowledge of construction techniques.
- Understand project plans and specifications.
- Maintain positive relationships with various stakeholders.
- Prepare, schedule, and supervise completion of a final punch list.
- Prioritize an organized job site, promote job site safety, encourage safe work practices, and rectify job site hazards.
- Affirm compliance with company safety policies.
- Manage building permit records, labor notices, and work loss reports.
- Process monthly contractor and supplier payment applications.
- Aid in Due Diligence efforts for acquisitions.
- Oversight of property insurance for large capital losses.
- Prepare and distribute monthly job reports to relevant stakeholders.
Qualifications
- Bachelor’s Degree in Construction Management or equivalent combination of education, training or experience.
- OSHA 10-hour Safety Training.
- Procore experience preferred.
- Microsoft 365 experience.
- Multi-family construction experience preferred.
- Strong organizational skills.
- Ability to analyze problems and make sound decisions.
- Effective verbal and written communication skills.
- Fluency in Spanish is a plus.
