Responsibilities

  • Work with Regional Maintenance Manager to establish Capital Project Budget and provide oversight.
  • Negotiate and write Subcontractor/Vendor Contracts.
  • Direct subcontractor/vendors to achieve project completion on schedule, within budget, with quality workmanship.
  • Maintain construction schedule, identify and solve problems.
  • Order materials and schedule inspections as necessary.
  • Thoroughly knowledge of construction techniques.
  • Understand project plans and specifications.
  • Maintain positive relationships with various stakeholders.
  • Prepare, schedule, and supervise completion of a final punch list.
  • Prioritize an organized job site, promote job site safety, encourage safe work practices, and rectify job site hazards.
  • Affirm compliance with company safety policies.
  • Manage building permit records, labor notices, and work loss reports.
  • Process monthly contractor and supplier payment applications.
  • Aid in Due Diligence efforts for acquisitions.
  • Oversight of property insurance for large capital losses.
  • Prepare and distribute monthly job reports to relevant stakeholders.

Qualifications

  • Bachelor’s Degree in Construction Management or equivalent combination of education, training or experience.
  • OSHA 10-hour Safety Training.
  • Procore experience preferred.
  • Microsoft 365 experience.
  • Multi-family construction experience preferred.
  • Strong organizational skills.
  • Ability to analyze problems and make sound decisions.
  • Effective verbal and written communication skills.
  • Fluency in Spanish is a plus.
