Responsibilities

  • Cook up with Training to properly train team members on specific product policies, processes, and execution
  • Aid in defining project scope and objectives, involving all relevant stakeholders and ensuring technical feasibility
  • Track project performance, specifically analyzing the successful completion of short- and long-term goals
  • Develop detailed ordering briefs and clarify specific requirements of each project
  • Meet budgetary objectives and adjust project constraints based on financial analysis
  • Oversee and coordinate special projects as it relates to capital expenditures and insurance claims from concept to completion
  • Manage yearly pond inspection program and requirements
  • Project management based on departments strategic initiatives and vision/mission
  • Prepare reports for team members and senior leadership regarding status of projects
  • Support special projects within Property Operations initiatives
  • Bid for projects assigned
  • Project management focus will include but not be limited to Redwood Capital Improvement Plans for concrete, roofs, landscaping, basins, and drainage
  • Working knowledge of new construction, new installs, and maintenance related items such as concrete, roofs, landscaping, basins, drainage, and other capital replacements
  • Complete FHA, ADA, and compliance work assignments
  • Aid in yearly budgeting process to provide feedback on capital expenditures requests and the execution of yearly capital projects approved
  • Aid in execution of yearly capital projects approved, assist in scopes for capital projects
  • All other related duties, as assigned

Qualifications

  • 3-5 years' relevant experience in Landscape Management
  • General computer proficiency
  • Bachelor's Degree - In lieu of Bachelor’s Degree - 5-7 years of Project Management Experience
  • Exceptional customer service skills
  • Aptitude for Apartment Maintenance
  • Ability to operate smartphones, tablets, and computers
  • Physical Requirements: This job operates in a professional field environment. In this role, the employee may be required to use hand and power tools as well as standard office equipment such as computers, desk phones, iPhones, photocopiers, etc. The employee could be exposed to vast array of work conditions. Daily wear of gloves, hard hats, safety goggles, or ear plugs, depending on the circumstances, may be required. Working outdoors may also be required and exposure to hot or cold temperatures and to sounds and noise levels that are distracting or uncomfortable. Sometimes exposed to contaminants, such as fumes from paints or sealers may occur. The employee is frequently required to stand, bend, and walk with the ability to lift 50 pounds where applicable.
  • 50-75% travel is required by vehicle or airplane.
