Assistant Property Manager- Multiple LIHTC Apartment Communities
About the role
The successful candidate will be responsible for customer service, marketing, including social media, administration, and solid people skills. Other duties may include:
Responsibilities
- Customer service and marketing
- Effective advertising campaigns including web postings and/or social media
- Updating and maintaining quarterly market survey reports
- Pre-inspection, showing property, reviewing applicants, completing lease or rental agreements, enforcing lease terms, and collecting specified rents, security deposits, and impounds
- Maintaining and generating leads for potential residents
- Improving and/or maintaining occupancy levels and associated budget
- Generating reports and explaining leasing status efforts and accomplishments
Requirements
- Two years of housing marketing and/or leasing experience, with LIHTC experience preferred
- Initiative in sales and closing techniques for LIHTC housing units
- Efficiently update and maintain quarterly market survey reports
- Two years of experience pre-inspection, showing property, reviewing applicants, completing lease or rental agreements, enforcing lease terms, and collecting specified rents, security deposits, and impounds
- Manage quality control of tenant interviews and maintain leads for potential residents
- Improved and/or maintained occupancy levels and associated budget
- Ability to maintain or increase resident retention and renewal programs
- Ability to generate reports and explain leasing status efforts and accomplishments

Physical Requirements
- 80% office work (meetings, phone, computer, etc.)
- Must possess a valid driver's license and be insurable for company vehicles.
- Standard vision, with or without corrective eyewear.
- Standard hearing, with or without a hearing aid.
- 20% property site visits and remote office locations which require the ability to climb one flight of stairs and the ability to walk a half-mile per property approx. once per week.
- Ability to lift a minimum of 25 pounds, approximately 3 times per week.
