About the role
The Assistant Property Manager is responsible for maintaining communities to a market-ready standard, ensuring a high level of service. They assist the Property Manager with overall operations and build and motivate high-performing teams to maximize property performance.
Responsibilities
- Ensure the smooth running of the community in a fast-paced environment.
- Assist the Property Manager with overall operations, including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits.
- Provide superior customer service and communication to residents and prospects to enhance satisfaction, renewals, revenue, reputation, and profitability.
- Complete lease and renewal paperwork to company standards.
- Track and evaluate advertising and client traffic.
- Maintain and model the Cushman & Wakefield mission to be the best national management company.
- Assist with day-to-day operations of the on-site team, ensuring compliance with Cushman & Wakefield policies and procedures.
- Maintain effective on-site staff through interviewing, hiring, and coaching as necessary.
- Maintain resident files in accordance with company standards.
- Resolve resident conflicts promptly and consistently to maintain a positive living environment.
- Manage and maintain the overall community budget and finances.
- Work with leasing staff to meet leasing and marketing goals.
- Determine leasing opportunities for staff and work on goal setting to improve performance.
- Supervise day-to-day team operations, ensuring adherence to company policies.
- Perform any other related duties as required or assigned.
Requirements
- Bachelor’s Degree preferred; High School Diploma, GED, Technical, or Vocational school required.
- 3+ years of Property Management experience.
- 1+ years of Management experience.
- Effective communication and customer service skills.
- Computer literate, including proficiency in Microsoft Office Suite and internet navigation.
- General office, bookkeeping, and sales skills, with excellent oral and written communication.
- Ability to manage a team.
Work Environment
This job operates in a professional office environment, routinely using standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel between properties in varying weather conditions is required.
Physical Demands
- Stand and walk for extended or continuous periods.
- Ascend and descend staircases, ladders, and/or step stools.
- Travel outside between buildings in varying outdoor weather conditions.
- Remain in a stationary position (sit or stand) for 85% of the time.
- Regularly use office machinery.
- Travel up to 15% of the time, with varying frequency and duration.
- Exert up to 25 pounds of force occasionally, frequently, or constantly to lift, carry, push, pull, or move objects.

Pay
$21.25 - $25.00 per hour, depending on factors such as geographic location, experience, and qualifications. The company will not pay less than minimum wage for this role.
