About the Role

The Assistant Property Manager is responsible for maintaining communities to a market-ready standard, ensuring high-level service at all times. This role supports the Property Manager in overall operations and builds and motivates high-performing teams to maximize property performance.

Responsibilities

  • Assist the Property Manager with overall operations, including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits.
  • Provide superior customer service and communication to residents and prospects to enhance satisfaction, renewals, revenue, reputation, and profitability.
  • Complete lease and renewal paperwork to company standards.
  • Track and evaluate advertising and client traffic.
  • Maintain and model the company’s mission to be the best national management company.
  • Assist with day-to-day operations of the on-site team, ensuring adherence to company policies and procedures.
  • Maintain residents' files in accordance with company standards.
  • Resolve resident conflicts promptly and consistently to maintain a positive living environment.
  • Manage and maintain the community budget and finances.
  • Work with leasing staff to meet leasing and marketing goals.
  • Supervise, interview, hire, and coach team members as necessary.
  • Perform other related duties as assigned.

Requirements

  • 3+ years of property management experience.
  • 1+ years of management experience.
  • Bachelor’s degree preferred; high school diploma, GED, or technical/vocational school required.
  • Effective communication, customer service, and computer skills (Microsoft Office Suite, internet navigation).
  • General office, bookkeeping, and sales skills.
  • Ability to manage a team and work in a fast-paced environment.

Work Environment

This role operates in a professional office environment and routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel between properties in varying weather conditions is required.

Physical Demands

  • Stand, walk, ascend/descend staircases, ladders, or step stools for extended periods.
  • Remain stationary (sit or stand) for 85% of the time.
  • Travel up to 15% of the time, with varying frequency and duration.
  • Exert up to 25 pounds of force occasionally, frequently, or constantly to lift, carry, push, pull, or move objects.

Pay

$24.65 - $29.00 per hour, depending on factors such as geographic location, experience, and qualifications. The company will not pay less than minimum wage for this role.
