Requirements

• Education: High School diploma or equivalent.
• Experience: Minimum of two to three years previous experience in property management maintenance, other building maintenance or related trade. Minimum of one year previous supervisory experience is preferred.
• Licenses and Certifications: Required EPA certifications for refrigerant recycling and at a minimum, Type I & Type II certifications. CPO – Certified Pool Operator certification – if required by property. Valid Driver's license and insurance. Black Seal – if required by property. Other licenses and certifications as required by state or local law.

Skills

• Ability to diagnose problems with and repair major appliances, HVAC, basic plumbing, basic electrical, sheetrock, general carpentry, pool care (if required by property), gutters/roofing, wallpaper/painting.
• Good verbal and written communication skills.
• Strong customer service orientation.
• Familiarity with online service requests software.
• Basic computer skills, specifically knowledge of Microsoft Office products.

Essential Job Functions

• Ensure that the physical condition of the property is maintained according to company operating and safety standards.
• Aid in organizing and prioritizing service requests and general maintenance tasks.
• Aid in overseeing turn-key operation and ensuring that vacant units are made rent-ready in a timely manner.
• Aid in scheduling and supervising other maintenance staff and the work performed by outside contractors.
• Aid in maintaining a proper inventory of supplies and tools sufficient for providing service and maintaining the property.
• Aid in preparing staffing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.
• Aid in maintaining a preventative maintenance program that minimizes emergency repairs and service requests.
• Adhere to the company's safety programs, policies and procedures. Maintain the hazard communications program. Teach and promote safe work practices among on-site staff.
• Maintain all grounds, including sidewalks, public walkways and stairways, building exteriors, garden areas and dog runs in a neat, clean and attractive condition.
• Snow removal including, but not limited to shoveling, salting/sanding, and clearing of sidewalks, public walkways and stairways, building exterior entrances, parking garages and any other common areas or area determined by the Supervisor.
• Must be punctual & reliable.
