This position contributes to the success of the community by maintaining amenities and apartment home interiors, including preparing apartment homes for new residents and maintaining occupied apartments. The role is ideal for candidates with experience in painting, plumbing, electrical, appliance repair, carpentry, landscaping, and irrigation repairs. You will maintain the community's curb appeal and address residents' customer service needs through clear and caring communication. The ability to work independently, learn industry-leading technology, and obtain required certifications is essential.

Responsibilities

  • Work from checklists, schedules, service requests, logs, contracts, warranties, and instructions.
  • Track and determine the status of service requests in the computer system and close records for completed orders.
  • Investigate and resolve past-due service orders in the computer system.
  • Update and maintain records and documentation, including EPA logs, MSDS sheets, smoke detector records, asset inventory, fire log, compactor log, and pool log.
  • Check warranty information and ensure repairs to covered units comply with warranty requirements.
  • Maintain spare parts inventory and requisition supplies, materials, and parts as needed.
  • Conduct and document move-in and move-out inspections; orient new residents to appliance operations.
  • Respond to punch lists and prepare apartments for move-in, ensuring all checklist items are resolved.
  • Determine repair, material, and supply requirements and perform repairs, including replacement of damaged floor coverings, walls, countertops, fixtures, fans, windows, doors, and appliances involving mechanical, electrical, plumbing, or HVAC systems.
  • Respond to service requests for mechanical, electrical, plumbing, or HVAC repairs in apartments or amenities.
  • Notify supervisors when outside contractors are needed and monitor their work for quality and safety.
  • Paint interior and exterior surfaces, including apartments, clubhouses, amenity areas, compactor areas, signs, posts, gates, and handrails.
  • Clean and prepare surfaces, apply caulk, patch and repair drywall and stucco, and ensure compliance with aesthetic standards.
  • Maintain grounds by picking up trash, emptying bins, cleaning compactor areas, and pressure washing buildings, sidewalks, and breezeways.
  • Clean and scrub pool and deck surfaces, treat pool water with chemicals, and ensure compliance with standards.
  • Check and repair irrigation systems, rake recreation areas, and paint signs and street markings.
  • Perform preventive maintenance routines, including changing filters, checking smoke detectors, replacing batteries, and updating exterior light maps.
  • Assist with moving appliances, making keys, cleaning and maintaining golf carts, and responding to maintenance inquiries from staff or residents.
  • Perform special projects to improve property aesthetics, safety, or quality, such as installing lighting, repairing fences, or building shelving.
  • Maintain property grounds, notify supervisors of safety hazards or damage, and process requisitions for supplies.
  • Available for on-call duty, nights, and weekend work.

Requirements

  • High School diploma or GED equivalent required.
  • Applied trades training in mechanics, electrical systems, HVAC systems, and plumbing.
  • Certified Pool Operator (CPO) certification may be required.
  • EPA certification (Universal or both Type I and Type II) required; must be provided at hire or obtained within six months of employment.
  • Over three years of experience in relevant techniques, equipment, systems, documentation, and work routines.
  • Ability to use mathematics, drawings, manuals, schematics, and precision measuring instruments (e.g., A/C gauges, digital scales, electrical testers).
  • Proficiency in speaking, reading, and writing English for safety and productivity.
  • Ability to work independently, troubleshoot issues, and provide solutions with a sense of urgency.
  • Willingness to learn industry-leading technology for efficient and effective service.
