Duties

  • Prioritize and manage your daily workload to ensure successful completion.
  • Maintain all systems in good working order, especially maintenance system.
  • Maintain knowledge of policies and procedures and their proper application including efficiency, service, and quality.
  • Ability to perform and assist with all aspects of, general maintenance repairs and/or replacements related to Work Orders and Vacant Turnovers, including but not limited to: plumbing, painting, carpentry, electrical work, trash removal, golf cart maintenance, safety procedures and general maintenance throughout the community.
  • Make any repairs of facilities and equipment and work directly with residents and team members to diagnose, assess & repair issues including electrical, plumbing, carpentry, a/c, heating, HVAC, and appliances.
  • Inspects property and evaluates the physical condition of the common areas and provides written reports and/or work orders to ensure physical condition is well maintained.
  • Communicates all property needs and conditions to the Maintenance Manager in a timely manner.
  • Oversees and completes the “make-ready” process with the assistance of Maintenance Technicians and coordinating with the Maintenance Manager.
  • Perform Quality Control inspections for all living units at move-ins and move-outs.
  • Effectively schedule and perform all required turnkey items for vacated units and maintains scheduling calendar with Vendors.
  • Communicates with vendors daily, assists with inspecting work performed by contractors, vendors, and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required, resolving any issues if necessary.
  • Affords assistance in maintaining adequate inventory of spare parts, equipment, and maintenance materials and works with Maintenance Manager to order supplies and tools as needed to stay within budgetary guidelines.
  • Reviews proposals and invoices (as applicable) to ensure job completion and satisfaction. May be temporarily assigned as an invoice approval proxy when Maintenance Manager is unavailable to review and approve invoices.
  • Affords assistance in supervising all housekeeping and maintenance staff, assignment of duties (verbally and written), job performance, training, and employee relations.
  • Demonstrates customer services skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigns work orders with efficiency and urgency.
  • Follows up on unresolved customer service issues to ensure resolution and enhance resident experiences with positive communication and resolution.

Skills/Qualifications

  • Knowledge: Ability to perform professional level maintenance services relating to plumbing, electrical, appliances, heating and air-conditioning, general light handy man services and supervision techniques of others.
  • General Abilities: Ability to use simple tools such as paint brushes, rollers, spray equipment, ladders, solvents, cleaners, tape, and coverings as well as power tools such as snakes, electrical test devices, grinders, and drills.
  • Language Skills: Ability to communicate, give and follow verbal directions. Ability to read and process written directions and understand SDS, prepare work orders using computerized systems; prepare written comments and pictures on work completed and directions for staff and residents.
  • Mathematical Skills: Ability to read and understand budgets, maintain expenses, perform calculations involving percentages, square footage, and volume to determine materials needed, with ability to develop estimates of time and costs.
  • Reasoning Ability: Ability to establish and adjust priorities, maintain timelines for work completed, interact appropriately with residents and staff providing leadership, identify areas for upkeep, repair, and cleanliness.
  • Additional Skills: Attention to detail, ability to attend to safety issues, provides leadership, and communicates effectively with all levels of management.

Requirements

High School Diploma or GED required. 3-5 Years Of Community Maintenance Management Experience Required.

Special Licenses, Certifications or Other Qualifying Documents

Additional training may be required in Air-Conditioning, Heating, and other aspects of specialized repair services.
