Oversees an assigned portfolio or a multi-faceted property in a designated geographic area. Works closely with the ownership group to provide consistency in operations and a single point of contact for the client. Combines direct property oversight with leadership of Property Managers in the portfolio.
Responsibilities
- Ensure the smooth running of each community in partnership with the Asset Manager and Regional Property Manager
- Oversee all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits
- Provide superior customer service and communication to residents and prospects to enhance satisfaction, renewals, revenue, reputation, and profitability
- Develop, mentor, lead, and manage a high-performing team (leasing, customer service, maintenance, and management personnel) to maximize engagement and minimize turnover
- Drive revenues through competitive analysis and creative marketing programs
- Instill and model the company’s mission to be the best national management company
- Supervise day-to-day operations of the on-site team, ensuring adherence to policies and procedures
- Maintain effective on-site staff through interviewing, hiring, and terminating as necessary
- Resolve resident conflicts promptly and consistently to maintain a positive living environment
- Manage and maintain all aspects of the community budget and finances
- Work with leasing staff to meet leasing and marketing goals
- Maintain positive relations with all community vendors
- Coordinate special projects as requested by supervisor
- Perform other related duties as required or assigned
Requirements
- Ability to travel regularly to multiple property sites and offsite meetings
- Detail-oriented with the ability to focus amid frequent interruptions
- Supervisory and staff management experience
- Experience in writing and maintaining budgets
- Ability to maintain confidentiality of business operations
- Proficient in Yardi or similar property management software
- High School Diploma, GED, or equivalent (required)
- Bachelor’s Degree (preferred)
- Real Estate License (required, per state law)
- 5+ years of Property Management experience
- 5+ years of Management experience
Work Environment
Operates in a professional office environment using standard office equipment (computers, phones, photocopiers, filing cabinets, fax machines). Regular travel between properties in varying weather conditions is required.
Physical Demands
- Stand and walk for extended or continuous periods
- Ascend and descend staircases, ladders, and/or step stools
- Travel outside between buildings in varying outdoor weather conditions
- Remain in a stationary position (sit or stand) for 85% of the time
- Operate office machinery regularly
- Travel up to 25% of the time (frequency and duration may vary)
- Exert up to 25 pounds of force occasionally, frequently, or constantly to lift, carry, push, pull, or move objects

$93,500.00 - $110,000.00
