Acquisitions Director
About the role
The Transactions team at Curbline Properties is looking for an Acquisition Director in the Seattle market to source, negotiate, and close convenience retail acquisition opportunities (averaging $10mm-$15mm per investment).
Responsibilities
- Source, negotiate, and close acquisition opportunities sub-$20mm independently
- Reviews financial projections and pricing analyses (utilizing financial metrics such as internal rate of return, return on investment, loan amortization schedules, earnings accretion, etc.) related to the investment using technical software such as Excel and Argus
- Creatively sources off-market acquisitions through relationships with brokers and landlords
- Participate in drafting and review of transaction documents (LOIs, PSAs, etc)
- Contribute daily to the current and future implementation of corporate strategy as it relates to the transactions team
- Take initiative in deal origination and deal sourcing by establishing industry relationships
- Works actively to identify and recommend new assets
- Participate in the negotiation of business terms of acquisitions
- Lead the transaction process by coordinating with other departments, brokers, and internal/external legal counsel to consummate the investment process
Requirements
- Exceptional attention to detail and well-developed analytical and problem-solving abilities
- Prior analytical and dealmaking experience in the retail real estate industry
- "Deal Junkie" - Passion for retail real estate transactions and the dealmaking process
- Strong communication, negotiation and presentation skills with a high degree of initiative and independent judgement
- Strong educational background in finance, accounting or real estate
- Real estate and business financial acumen to understand how work relates to the Company’s overall goals and strategies
Qualifications
- Experience in the retail real estate industry
- Technical proficiency in financial modeling tools like Excel and Argus
- Ability to manage multiple projects simultaneously
- Strong interpersonal and relationship-building skills

Actual compensation will be based on factors such as scope and responsibilities of the position, candidate's work experience, education/training, job-related skills, internal peer equity, geographical and industry market data, and business considerations and other factors permitted by law.
Pay
The expected salary range for this position is between $155,000 - $190,000.
Schedule
This position will work remotely in Seattle, WA. The position requires availability for occasional travel to tour assets, attend ICSC Conferences, and visit offices in Beachwood, OH and New York City, NY.
