About the role

You step onto a campus and immediately notice what others miss — a ceiling tile that came loose and wasn't reported, an HVAC unit that's been making noise for days, a landscaping contractor who cut corners on the scope but billed the full amount. You don't wait for complaints to surface. You fix what's broken before it becomes visible.

Responsibilities

  • Running scheduled on-site inspections across Northeast campuses using documented standards for cleanliness, HVAC performance, safety, security, signage, landscaping, furniture condition, and tour-readiness — and ensuring findings convert into confirmed corrective actions
  • Resolving facilities issues and emergencies, coordinating vendor response, and closing tickets only once repairs are field-verified (urgent issues
  • Overseeing local vendor performance against service-level agreements, terminating vendors who consistently underperform, renegotiating contracts, and conducting direct accountability discussions on quality and cost
  • Establishing a weekly operational rhythm with Campus Coordinators and Site Specialists so every campus follows the same procedures, not ad-hoc problem solving
  • Executing major campus improvement projects (HVAC upgrades, interior updates, landscaping, AV/network installations) on time and on budget, with minimal impact on students
  • Documenting global operational standards and AI-powered procurement playbooks (leveraging ticketing platforms, IoT/predictive maintenance tools, and centralized sourcing) to ensure uniform campus launch and operation
  • Delivering concise weekly written reports on regional quality metrics, vendor performance, escalations, and capital expenditure tracking

Requirements

  • Located in New York City or within commuting range, prepared to work primarily from the Manhattan campus with 20–40% regional travel
  • Authorized to work in the United States without requiring visa sponsorship
  • 5+ years of experience managing multi-site facilities, regional operations, hospitality operations, retail operations, or school operations
  • Documented success holding vendor-managed services accountable for quality, cost, and SLA compliance across multiple sites
  • Practical experience with modern operations technology (ticketing systems, IoT/predictive maintenance platforms, AI-assisted procurement or planning tools)

Qualifications

  • Multi-site operations leadership in premium hospitality, luxury retail, private K–12 education, or healthcare networks serving demanding clientele
  • Experience building or rehabilitating a regional operations model that previously depended on individual heroics instead of standardized systems
  • Proven ability to terminate underperforming vendors and develop a reliable local vendor network
  • Background leading capital improvement projects (HVAC, AV/networking, landscaping, interior renovations) in active, customer-facing facilities
  • Experience operating in an AI-first environment where playbooks, dashboards, and predictive systems handle routine tasks so people concentrate on decision-making

Pay

$100 USD/hour, which equates to $200,000 USD/year assuming 40 hours per week and 50 weeks per year.

Schedule

This is a full-time (40 hours per week), long-term position. The position is immediately available and requires entering into an independent contractor agreement with Crossover as a Contractor of Record. The payment period is weekly.
