About the role

The Territory Operations Manager - Modernization will oversee the modernization of existing elevators within an assigned geographic area. This role involves partnering with the Modernization Sales team on both portfolio and off-portfolio sales opportunities, managing operational activities, and supporting the implementation of modernization initiatives.

Responsibilities

  • Provide management of operational activities and functions related to elevator modernization.
  • Partner with the Modernization Sales team on all sales opportunities within the assigned territory.
  • Develop and execute a business plan to support financial and non-financial objectives.
  • Manage expenditures within approved specifications for time and materials, and other fixed assets.
  • Ensure networking capital is managed via appropriate asset management measures and billing procedures.
  • Build and maintain strong commercial relationships with key customers, General Contractors (GCs), and influential industry consultants.
  • Mentor and lead a team of Field Superintendents, setting and clarifying employee objectives, managing their performance, and developing their skills.
  • Initiate procedures and leadership practices to foster a business environment for participative management, maintaining high morale among subordinates, and demonstrating support for Schindler's cultural beliefs and best practices.
  • Engage in proactive labor relations with local business agents, supported by Schindler's Labor Relations team.
  • Set expectations for Field Technician engagement and provide Superintendents with the necessary support for ongoing training and performance management.
  • Advise Superintendents on resource utilization and assignment for project timelines and budgets, ensuring quality job completion and installation efficiency.
  • Interface with Product Line experts on operational challenges, including product issues, safety concerns, and supply chain issues.
  • Ensure coordination of personnel and product safety responsibilities in partnership with the Field Quality Excellence organization, driving safety training and process adherence, and executing proper technical training and equipment testing.

Requirements

  • Bachelor’s degree preferred or technical leadership experience in the elevator industry or another service-oriented business.
  • Possess overall knowledge of product and product application; modernization techniques and procedures; ability to understand financial statements; legal awareness to contract terms and conditions.
  • 5-7 years in various assignments within the Company, in the Elevator industry, or in another service-oriented business.
  • Up to 50% travel within the territory will be required.
  • Excellent written and verbal communications skills.
  • Proficiency in MS Office.

Qualifications

  • Education: Bachelor’s degree preferred or technical leadership experience in the elevator industry or another service-oriented business.
  • Experience: 5-7 years in various assignments within the Company, in the Elevator industry, or in another service-oriented business.
  • Travel: Up to 50% travel within the territory will be required.

Pay

$128,700 - $160,900 (Base Salary)

Revisions to the range may be considered based on your experience, education, location, demonstrated skills, and alignment with business priorities. Please note that the compensation listed reflects only base salary and does not include commissions or longer-term incentives.

Salary range may differ based on the final geographic location of the position.

Schedule

Full-time position with some travel required.
