Tenant Delivery Manager
About the role
Trademark Property Company is seeking a Tenant Delivery Manager to serve as the primary owner for the successful delivery of tenant spaces from lease execution through tenant opening across Trademark’s owned and managed retail and mixed-use property portfolio. Reporting directly to the Director, Tenant Services, this position transforms lease obligations into an executable delivery strategy by aligning people, processes, and project milestones.
Responsibilities
The Tenant Delivery Manager will act as the central point of coordination among Ownership, Leasing, Development, Property Management, Asset Management, and Tenants, proactively managing risk, facilitating informed decision-making, and driving successful store openings. Key responsibilities include:
- LOI & Lease Negotiations: Review LOIs, leases, and workletters to identify delivery obligations, Landlord/Tenant responsibilities, signage requirements, Tenant Allowances, and critical lease milestones.
- Tenant Design Coordination: Distribute Tenant Design Criteria and essential construction information to Tenants and design consultants, coordinate the Tenant plan review process, and verify compliance with Design Criteria.
- Space Turnover & Tenant Delivery: Verify that Landlord delivery obligations are satisfied in accordance with the lease prior to tenant turnover, conduct pre-construction meetings, and monitor tenant construction progress against approved schedules.
- Financial Administration: Process Tenant Improvement Allowance documentation and reimbursement requests, verify financial requests comply with lease requirements, and coordinate seamless payment processing.
- Departmental Reporting & Communication: Serve as the primary point of contact for tenant delivery, identify project risks early, communicate potential impacts, and implement mitigation strategies to maintain target opening dates.
Requirements
The ideal candidate will have a Bachelor’s degree in a related field and 5+ years of progressively responsible experience in Tenant Coordination, retail development, store development, lease administration, commercial real estate project coordination, or retail property management. Core professional skills include:
- Lease & Plan Interpretation: Demonstrated ability to interpret lease terms, construction exhibits, workletters, schedules, design documents, construction plans, and general building/ADA codes.
- Stakeholder Influence: Proven ability to influence project outcomes and drive results across multiple stakeholders without direct supervisory authority.
- Communication & Problem Solving: Strong interpersonal, problem-solving, and written/oral communication skills with a high degree of integrity, reliability, and work ethic.
- Technical Mastery: Experience using project management, document management, CRM, and collaboration tools (e.g., Bluebeam, Microsoft Office, Salesforce, Procore, or similar platforms).
