Key Responsibilities
- Partner with the Leasing team during LOI and lease negotiations to evaluate landlord and tenant construction obligations.
- Review and assist with Letters of Delivery (LODs), work letters, construction exhibits, schedules, and delivery matrices.
- Establish realistic construction schedules and milestones.
- Monitor project schedules and budgets.
- Participate in preconstruction planning, scope development, value engineering, contractor coordination, and scheduling.
- Track RFIs, submittals, change orders, pay applications, and project schedules.
- Identify project risks and recommend solutions.
- Conduct site inspections and attend construction meetings.
- Coordinate landlord turnover and project close-out activities.
- Serve as the primary point of contact for tenants, architects, engineers, consultants, and contractors.
- Develop and maintain project schedules from design through tenant opening.
- Review tenant improvement plans and signage packages for compliance with lease requirements and design standards.
- Maintain tenant coordination tracking including project milestones, permit status, schedules, project risks, and anticipated opening dates.
- Prepare regular project status reports.
- Maintain organized project documentation including drawings, permits, correspondence, meeting minutes, change orders, schedules, and close-out documents.
- Communicate schedule changes, delays, and budget concerns to stakeholders.
- Confirm completion of all tenant close-out requirements.
- Coordinate contractor security deposit releases.
- Collect Certificates of Occupancy, warranties, as-built drawings, lien waivers, equipment manuals, maintenance information, and other close-out documentation.
- Complete final punch lists and turnover documentation.
- Ensure landlord and tenant obligations are satisfied prior to project completion.
Qualifications
- Minimum of 5 years of experience in commercial retail construction, tenant coordination, construction management, owner's representation, development, or project management.
- Construction field experience.
- Experience managing design, permitting, scheduling, budgeting, construction, and project close-out.
- Strong knowledge of commercial retail construction and tenant improvement projects.
- Ability to interpret architectural, structural, civil, mechanical, electrical, plumbing, and fire protection drawings.
- Knowledge of building permitting, construction processes, tenant allowances, and landlord/tenant responsibilities.
- Experience reviewing leases, work letters, tenant design criteria, signage criteria, and construction rules.
- Strong project management, communication, budgeting, and organizational skills.
- Ability to manage multiple projects simultaneously.
