About the role
The Turn Help role at Asset Living involves assisting in property maintenance processes, including corrective, preventative, routine, and cosmetic maintenance. Responsibilities also include responding to resident/management requests and working on make-ready units under the supervision of the Maintenance Supervisor and Community Manager.
Responsibilities
- Regular/daily onsite attendance required
- Cleaning, trash removal, and general maintenance of grounds and residential areas
- Responding to resident/management requests and work orders for community common areas, buildings, and units
- Ensuring all necessary repairs and replacements for community common areas and units
- Daily clean-up of the exterior of the community, including grounds, breezeways, and common areas
- Swimming pool maintenance and cleaning, maintaining accurate chemical logs
- Inspections of grounds, buildings, and other community features daily to identify, minimize, and correct hazardous conditions or liability concerns
- Maintaining a preventative maintenance program to extend the life of the community and minimize future repairs
- Understanding and following Asset Living's key policies
- Maintaining a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assisting the Maintenance Supervisor in maintaining the hazard communications program; teaching and promoting safe work practices
- Reporting any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilizing property resources, equipment, and supplies economically
- Performing additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager
- Managing excellent customer service and monitoring service request turnaround and responsiveness
- Projecting a favorable image of the community to achieve property objectives and public recognition
- Ensuring consistency in dealing with residents on all matters
- Enforcing policies of the community delegated by the immediate supervisor
Requirements
- High School Diploma or Equivalent
- Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
- Ability to understand and perform all onsite software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly required to ascend or descend ladders, stairs, scaffolding, ramps, step stools, and the like
- Communicate with others to exchange information
- Repeat motions that may include wrists, hands, and/or fingers
- Operate machinery and power tools
- Operate motor vehicles and/or golf carts
- Able to work overtime, weekends, and night hours (emergencies)
- Frequent standing or sitting for prolonged periods
- Work in extremely low or high temperatures
- Traverse flat and non-flat terrain
- Remain in a stationary position
- Exposed to hazardous chemicals
- Identify and inspect objects
Education/Experience
- High School Diploma or Equivalent
- Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
Salary Range
$16.94 per hour to $17.00 per hour
