About the role
The Turn Help role at Asset Living involves assisting in property maintenance processes, including corrective, preventative, routine, and cosmetic maintenance. Responsibilities also include responding to resident/management requests and working on make-ready processes.
Responsibilities
- Regular/daily onsite attendance required
- Clean, trash removal, and general maintenance of grounds and residential areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units
- Ensure all repairs and replacements necessary for community common areas and units
- Perform swimming pool maintenance and cleaning, maintaining accurate, timely chemical logs
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Maintain a preventative maintenance program to extend the life of the community while minimizing future repairs
- Understand and follow Asset key policies
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
Requirements
- High School Diploma or Equivalent
- Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
- Ability to understand and perform all onsite software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly required to ascend or descend ladders, stairs, scaffolding, ramps, step stools, and the like
- Communicate with others to exchange information
- Repeat motions that may include wrists, hands, and/or fingers
- Operate machinery and power tools
- Operate motor vehicles and/or golf carts
- Able to work overtime, weekends, and night hours (emergencies)
- Frequent standing or sitting for prolonged periods
- Work in extremely low or high temperatures
- Traverse flat and non-flat terrain
